ADAMS -- The Northern Berkshire Registry of Deeds recorded 18 property transfers in Adams between Sept. 11 and Oct. 10, but only three of those transactions carried a recorded sale price by the time this report was prepared, and all three named a bank as the buyer.

MARKET OVERVIEW Of the 18 recorded transfers, three carry a sale price so far: $81,000, $166,315 and $200,000, for a median of $166,315 among priced transactions. The other 15 show "price not yet available," which is normal; sale prices typically appear in registry data within about a week of recording and several of the pending entries recorded as recently as Sept. 18-21. Because 15 of 18 transfers lack a price, the raw count of 18 cannot be read as a sign of an active or quiet market on its own; a fuller pricing picture will depend on data that has not yet posted.

TOP SALES 19 Pearl St. sold for $200,000 on Sept. 11. The sellers were listed as Amy E. Wiles and Amy E. Schroder, and the buyer was Adams Community Bank. 156 North Summer St. sold for $166,315 on Sept. 15. The seller was listed as Amy Lafosse, and the buyer was Adams Community Bank. 337 Old Columbia St. sold for $81,000 on Sept. 21. The sellers were listed as Lawrence R. Davis and Pamela J. Lillie, and the buyer was Greylock Federal Credit Union. These are the only three transfers in the period with a recorded price.

NEIGHBORHOOD BREAKDOWN By price tier, all three recorded sale prices this period fall under $500,000; none of the priced transfers reached above that threshold. Haggerty Street saw three separate deeds tied to 3 Haggerty St., all involving Martin Hamilton: one transfer from the estate of Joan Hamilton to Martin Hamilton, and two subsequent transfers from Martin Hamilton to Martin Hamilton as trustee of the Martin Hamilton Revocable Trust. A fourth deed moved 24 Country Club Ave. from Martin Hamilton into the same trust. North Summer Street also had multiple entries: the priced sale of 156 North Summer St. to Adams Community Bank, a separate deed reference tied to the same address from seller Amy Lafosse, and a transfer at 156 No. Summer St. listing sellers Christina Satko and Jason J. Hoellerich. Greylock Federal Credit Union was named as grantor in transfers of three separate properties: 19 Kerr Ave., 30 Anthony St. and 25 Bieniek Ave. Extension. Remaining transfers were scattered across individual addresses, including 380 West Rd., 16 Summit Ave., 18 Highland Ave. and 65 Melrose St., plus one estate transfer recorded without a specific street address.

MARKET NOTES All three transfers with a recorded sale price this period list a bank as the buyer: Adams Community Bank twice and Greylock Federal Credit Union once. That pattern means the only price data available so far does not reflect typical buyer-to-buyer home purchases. Several transfers this period moved property within the same family or into a trust: Martin Hamilton to his own revocable trust (3 Haggerty St., twice, and 24 Country Club Ave.), Marsha Mikuszewski to her own living trust (18 Highland Ave.), the estate of Bruce Alan Lillie to Scott C. Lillie, and Shawn Hess adding Andrea Denise Hess to the title at 65 Melrose St. The data does not indicate the reason for these transfers. No bedroom, bathroom, square-footage or property-type information was available in the deed records for any transfer this period, so no price-per-square-foot or property-type comparisons could be made.
