ADAMS -- The Northern Berkshire Registry of Deeds recorded 15 property transfers in Adams between July 17 and Aug. 15, but only five listed a sale price, with the highest disclosed transaction a $480,000 sale on Columbia Street.

MARKET OVERVIEW Fifteen property transfers were recorded in Adams during the period. Of those, five disclosed a sale price, ranging from $50,000 to $480,000, with a median of $242,231 among the five disclosed sales. The remaining 10 transfers, two-thirds of the total, did not include a stated consideration amount, which is common for deed records and does not necessarily indicate the property changed hands for no value. Based on raw count alone, 15 recorded transfers over four weeks reflects a period of ordinary deed activity in Adams; the data does not support characterizing the period as busier or slower than usual without a prior-period comparison.

The sellers were Taryn Lascola and Taryn Miner; the buyer was Adams Community Bank. 169 West Rd. sold for $50,000 on July 20. The sellers were Jacqueline Locke, trustee, and the Locke Revocable Trust; the buyer was Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN Columbia Street saw three recorded transactions: the $480,000 sale of 73 Columbia St., a related assignment-of-rents filing on the same address, and a transfer of 30 Columbia St. from Memorial School Redevelopment LLC to Columbia Redevelopment LLC with no price disclosed. Woods Drive had two filings tied to the same address, 2 Woods Dr.: the $180,000 sale to Adams Community Bank noted above, and a separate, price-undisclosed transfer from Adams Community Bank to Taryn Miner.
