WINDSOR -- Thirteen deeds were recorded for Windsor properties between Aug. 28 and Sept. 26, but only four carried a sale price so far, ranging from $200,000 to $470,000. A majority of the recorded transfers involved a bank or credit union as either buyer or seller.
MARKET OVERVIEW
The Northern Berkshire Registry of Deeds recorded 13 property transfers for Windsor addresses during the four-week period. Of those, four have a posted sale price: $470,000, $300,000, $220,000 and $200,000, putting the range at $200,000 to $470,000 and the median at $260,000. The remaining nine deeds have not yet had a price posted to the registry, which typically appears within about a week of recording. With two-thirds of this period's deeds still awaiting a price, a full read on market activity will take shape as those figures post. Based on raw count alone, 13 recorded instruments in four weeks is a notable volume for a town the size of Windsor, though several of those instruments involve the same address recorded more than once.
TOP SALES
1095 North St. sold for $470,000 on Sept. 15. Richard and Melissa Purnell were the sellers; PNC Bank N.A. was the buyer.
505 Bates Rd. sold for $300,000 on Sept. 2. Donald F. Briggs Jr. and Sharon A. Briggs were the sellers; Greylock Federal Credit Union was the buyer.
1100 Rte. 9 sold for $220,000 on Sept. 14. Devin M. and Catherine Hinchman were the sellers; Greylock Federal Credit Union was the buyer.
120 Back Dalton Rd. sold for $200,000 on Sept. 15. Frederick D. Dery, as trustee of the Frederick D. Dery Revocable Trust, was the seller; Pittsfield Cooperative Bank was the buyer.
Three of the four priced sales list a bank or credit union as the buyer.
NEIGHBORHOOD BREAKDOWN
North Street had the most recorded activity: 1445 North St. and 1095 North St. together account for three of the period's 13 deeds, with 1095 North St. recorded twice, once for the $470,000 sale and once for a separate deed with no price yet posted. Route 9 also saw repeat filings, with three separate deeds recorded for 1100 Rte. 9 on Sept. 14, only one of which carries a price. Shaw Road had two recorded instruments tied to 991 Shaw Rd., a lien and a deed, both involving Windsor Town. By price tier, the four sales with posted figures split into two under $250,000 (Back Dalton Road and Route 9) and two above $250,000 (Bates Road and North Street).
MARKET NOTES
Seven of the 13 recorded deeds list a bank or credit union, Greylock Federal Credit Union, PNC Bank N.A., Pittsfield Cooperative Bank or Citizens Bank N.A., as either grantor or grantee. That includes the two highest-priced sales of the period, at 1095 North St. and 505 Bates Rd., where banks were the buyers, and two other recorded transfers, 449 High St. Hill Rd. and 834 East Windsor Rd., where a bank or credit union was the seller and no price has yet posted. Windsor Town appears in two entries tied to 991 Shaw Rd., once as buyer and once as seller. No bedroom, bathroom or square-footage data was available for any property in this period's deed records, and no property type was specified, so no per-square-foot or housing-type comparison can be made.
