West Park Street Sale Leads Lee Deeds at $393,000 for the Period

LEE -- Eleven property transfers were recorded in Lee between June 26 and July 25, with sale prices ranging from $43,000 to $393,000 among the six deeds that disclosed a price. Filings clustered on West Park and Summer streets, where multiple same-address transfers involving the same parties were recorded within days of each other.

MARKET OVERVIEW The registry recorded 11 deeds for Lee properties during the period. Six disclosed a sale price, ranging from $43,000 to $393,000, with a median of $272,250. The remaining five transfers did not include a consideration amount, which is standard for certain deed types and does not necessarily indicate a lower-value sale. TOP SALES The highest-priced transfer was 309 West Park St., which sold for $393,000 on June 30. Diane E. Wespiser and Julia Hutton sold the property to Marc G. Membrino. The second-highest was 200 Summer St., which sold for $383,500 on June 29, with Zachary F. Gagnon as seller and Lee Bank as buyer. At 435 Leisure Lee Rd., the property sold for $344,500 on July 1; Edythe Nathan and Edy Nathan were the sellers, and Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. were listed as buyers. A fourth sale, 75 Paul Dr., went for $200,000 on June 30, sold by Lee M. Bellaver to Joshua R. Allentuck and Lee M. Bellaver. Rounding out the top five, 335 West Park St. sold for $100,000 on July 1, with Kelly Singsheim and Michael Singsheim as sellers and Greylock Federal Credit Union as buyer.

NEIGHBORHOOD BREAKDOWN West Park Street accounted for three of the 11 recorded transfers. In addition to the $393,000 sale of 309 West Park St. to Marc G. Membrino and the $100,000 sale of 335 West Park St. to Greylock Federal Credit Union, a second deed for 309 West Park St. -- recorded in Book 7033, Page 64, with no price disclosed -- listed Marc G. Membrino and Jane E. Membrino as sellers on the same closing date, June 30.

Summer Street also had three recorded transfers. Zachary F. Gagnon sold 200 Summer St. to Lee Bank for $383,500 on June 29. The same day, a transfer of 210 Summer St. from Zachary Gagnon to the Town of Lee was recorded with no price disclosed. A third filing, listed as "200 Summer St. Rents / 210 Summer St. Rents," recorded Summer St. Rents and Zachary F. Gagnon as sellers and Lee Bank as buyer, also with no price disclosed.

The remaining five transfers were single-address filings: 25 West Pine St. (Matthew Somes and Mandie Somes, sellers; no buyer listed, no price disclosed), 160 Church St. ($43,000, Chad R. Cummings and Brittany Cummings to Greylock Federal Credit Union), and 31 Fox Run (Matthew J. Svirida, individually and as trustee, seller; no price disclosed).

By price tier among the six disclosed sales, one fell under $500,000 in the sub-$150,000 range (335 West Park St. and 160 Church St.), one was in the $150,000-$300,000 range (75 Paul Dr.), and three exceeded $300,000 (435 Leisure Lee Rd., 200 Summer St. and 309 West Park St.).
