Washington sale prices span $55,000 to $341,500 in latest deed filings

WASHINGTON -- Eight property transfers recorded at the Middle Berkshire Registry of Deeds between Aug. 28 and Sept. 26 ranged from $55,000 to $341,500, with a median price of $100,000 among the four sales for which a price has been recorded so far.

MARKET OVERVIEW

The registry recorded eight transfers in Washington during the period. Of those, four carried a recorded sale price, ranging from $55,000 to $341,500, with a median of $100,000. The remaining four transfers have no price on record yet, which is typical: consideration amounts generally appear in registry data within about a week of recording and are not yet reflected here. Based on the recorded count alone, eight transfers in a four-week span is a modest but active volume for a town the size of Washington.

TOP SALES

The highest-priced transfer was 88 Stonehouse Rd, which sold for $341,500 on Sept. 22. The seller was listed as Wilmington Savings Fund Society FSB, as trustee, with American Mortgage Investment Partners Management LLC as attorney-in-fact; the buyer was Duquette Excavation LLC. Bed, bath and square footage figures are not available from deed records.

The second-highest sale was 2 North Washington State Rd, which sold for $125,000 on Sept. 23. The seller was Qila Property Management LLC and the buyer was Graham Whatley LLC.

At $75,000, 477 North Washington State Rd sold on Sept. 18. The sellers were listed as Ronald E. Jones and Ronald E. Jones Jr., as trustees, and the buyer was Greylock Federal Credit Union.

The fourth priced sale, 61 Middlefield Rd, sold for $55,000 on Aug. 31. The sellers were listed as John Phillip Irion and John P. Irion, and the buyer was Greylock Federal Credit Union.

Four additional transfers recorded during the period do not yet have a sale price available: 1796 Washington Mountain Rd (sold Sept. 23, seller Wells Fargo Bank NA, buyer Kristina G. Hayward), 130 Schulze Rd (recorded Sept. 23, sellers Joseph I. Gumlaw and Katherine R. Thomas), 264 Summit Hill Rd (sold Sept. 3, seller Greylock Federal Credit Union, buyer Bradley Koivisto), and a parcel recorded Sept. 22 with the Town of Washington as buyer and Robert E. Deubel as seller.

NEIGHBORHOOD BREAKDOWN

North Washington State Rd accounted for two of the period's transfers, at 2 North Washington State Rd ($125,000) and 477 North Washington State Rd ($75,000). No other street had more than one recorded transfer. By price tier among the four sales with recorded prices, two fell under $100,000 (Middlefield Rd and 477 North Washington State Rd) and two fell above $100,000 (North Washington State Rd and Stonehouse Rd).

MARKET NOTES

Several of the period's transfers involved financial institutions as either seller or buyer. Greylock Federal Credit Union appears as the buyer in two transactions (477 North Washington State Rd and 61 Middlefield Rd) and as the seller in a third (264 Summit Hill Rd). Wells Fargo Bank NA is listed as seller on the Washington Mountain Rd transfer, and Wilmington Savings Fund Society FSB, as trustee, is listed as seller on the Stonehouse Rd sale. Three of the eight recorded buyers are limited liability companies rather than individuals: Graham Whatley LLC, Duquette Excavation LLC and (as noted above) Greylock Federal Credit Union across two deeds.
