EGREMONT -- Eight properties changed hands in Egremont between Sept. 4 and Oct. 3, with the two sales carrying recorded prices both landing above $1.3 million. The remaining six have not yet shown a sale price in registry data.

MARKET OVERVIEW Eight sales were recorded in the period. Of those, two carry a sale price so far, ranging from $1,362,500 to $1,685,000, with a median of $1,523,750. The other six sales show no price yet; registry data typically adds consideration amounts within about a week, so more figures may surface for this period. With only two of eight prices in hand, the current range and median reflect a small, early slice of the month's activity rather than the full picture.

TOP SALES 18 Hilltop Rd. sold for $1,685,000 on Sept. 9. Sellers Andrew Personette and Bruna Dearaujo transferred the property to buyers Richard and Elizabeth Zack. 34 Millard Rd. sold for $1,362,500 on Sept. 10. Sellers Philip and Michel Walkley transferred the property to Bank of America NA and Mortgage Electronic Registration Systems Inc. The remaining six sales, at 157 Jug End Rd., 12 McGee Rd., 190 Egremont Plain Rd., 42 Mt Washington Rd., 42 Mount Washington Rd. and 7 Hickory Hill Rd., have no price yet available.

NEIGHBORHOOD BREAKDOWN Mount Washington Road drew two separate transactions in one day: 42 Mt Washington Rd. and 42 Mount Washington Rd. both sold Sept. 8, though deed data lists them as distinct entries with different sellers (Lawrence D. and Maria Martin at one; Karl Christopher and Noreen Bodnar at the other). By price tier, the two sales with recorded figures both fall above $1 million: $1,362,500 and $1,685,000. The remaining six sales are not yet classifiable by tier pending price data.

MARKET NOTES Both priced sales this period involved single-family homes, based on the addresses recorded; no condominium or multi-family transfers are identified in the data. One sale, 7 Hickory Hill Rd., involved a seller listed as an estate (Lint Douglas J Est.), consistent with a family or estate transfer; no motivation is indicated in the records. The 34 Millard Rd. sale lists Bank of America NA and Mortgage Electronic Registration Systems Inc. as buyer, consistent with a foreclosure-related transfer rather than an open-market sale. No price-per-square-foot comparisons are possible, as square footage is not available in deed records.
