Top Sale Nears $1 Million as Stockbridge Price Range Widens

STOCKBRIDGE -- Fourteen property transfers were recorded in Stockbridge between Sept. 25 and Oct. 24, but sale prices have posted so far for only four of them, with the highest just shy of $1 million at 4 Birch Lane.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded 14 transfers in Stockbridge during the period, a count that by itself suggests a typical, active month for a town of Stockbridge's size. Of those, four carry a recorded sale price so far: a range of $100,000 to $999,999, with a median of $702,500. The remaining 10 transfers show price not yet available, which reflects the registry's normal lag in posting consideration amounts rather than any withholding by the parties involved.

TOP SALES The month's highest-priced transaction was 4 Birch Lane, which sold for $999,999. CNEN Holding LLC was the seller; Justin A. Barry and Maria S. Barry were the buyers. A property within the White Pines at Stockbridge complex, recorded without a specific street number, sold for $740,000; the seller was listed as the Carriage House building at White Pines at Stockbridge along with Stephen M. Sacks, trustee, and the buyer was Jerry Beaver. At 2 Woods Road, the property sold for $665,000; Hanan Gal and Reli Gal were the sellers, and the buyer was Renee Fields, trustee of a revocable trust agreement. At 41 Glendale Road, the property sold for $100,000; Nicholas Errichetto was the seller, and the buyer was Lee Bank.

NEIGHBORHOOD BREAKDOWN The 19 Hawthorne Road address, home to the White Pines at Stockbridge complex, accounted for four of the month's 14 transfers: a unit sale at Lakeside Villa Unit 13A, a unit transfer within the Carriage Barn B1 building, the $740,000 Carriage House sale, and a transfer of 19 Hawthorne Road itself from Stephen and Helene R. Sacks to the Town of Stockbridge. Manitauk Heights also saw two transfers, at 6 and 7 Manitauk Heights, both tied to mortgage records. Fox Meadow Lane had two recorded deeds at the same address, 2 Fox Meadow Lane. The remaining six transfers, at Woods Road, Birch Lane, Glendale Road, Lakeview Drive, Prospect Hill Road and Cherry Street, were single transactions on their respective streets. Among the four properties with a recorded price, one fell under $500,000 (41 Glendale Road) and three fell between $500,000 and $1 million (2 Woods Road, the White Pines Carriage House property, and 4 Birch Lane); no priced sale exceeded $1 million.

MARKET NOTES The month's transfers included a mix of property types: single-family homes alongside condominium units within the White Pines at Stockbridge complex, such as the Lakeside Villa and Carriage Barn units. Several transfers involved trusts, including the 2 Woods Road sale to a revocable trust, a transfer at 19 Hawthorne Road's Lakeside Villa unit to Michael E. and Audrey Goodman as trustees, a transfer at 6 Manitauk Heights to Stephen A. Schwartz as trustee, and a transfer at 21 Lakeview Drive involving Layne C. Reznick as trustee. A separate pattern involved financial institutions as sellers or buyers: Lee Bank purchased 41 Glendale Road for $100,000, Mortgage Electronic Registration Systems Inc. was listed as seller at 10 Prospect Hill Road, Longbridge Financial LLC was listed as seller at 6 Manitauk Heights, and Greylock Federal Credit Union was listed as seller at 7 Manitauk Heights. No bedroom, bathroom or square-footage data was available in the deed records for any property, so no price-per-square-foot comparisons could be made this period.
