Three priced Stockbridge sales range from $350,000 to $1.165 million

STOCKBRIDGE -- The Middlesex... Berkshire Registry of Deeds recorded 16 property transfers in Stockbridge between Sept. 11 and Oct. 10, but only three carried a sale price so far, with figures ranging from $350,000 to $895,000 to $1,165,000. The rest, including several town and conservation acquisitions and family trust transfers, had no price available in the registry data at this time.

MARKET OVERVIEW Sixteen deed transactions were recorded in the period, but only three show a sale price in the data so far: $350,000, $895,000 and $1,165,000, for a median of $895,000. Based on the raw count alone, the registry shows a relatively active month for deed filings in Stockbridge, though a majority of those filings, 13 of 16, are not yet showing a price and several appear to be town acquisitions, conservation transfers, family trust transfers or lien-related filings rather than conventional home sales. Prices typically appear in registry data within about a week of recording, so additional figures from this period may still surface.

TOP SALES The highest-priced transaction recorded was 15 Interlaken Cross Rd, which sold for $1,165,000 on Sept. 16. The seller was listed as Henry Nunberg, trustee of the Henry Nunberg Revocable Trust, and the buyers were John Spellman and Cynthia McCollum.

The second-highest sale was 10 Prospect Hill Rd, which sold for $895,000 on Sept. 11. The seller was Darlene Ehrenberg and the buyers were Christopher and Elizabeth Neumann.

The third priced sale was 26 Mahkeenac Rd, which sold for $350,000 on Sept. 14. The deed lists Matthew and Irina Furman as sellers and Bank of America N.A. and Mortgage Electronic Registration Systems Inc. as buyers.

No other transactions in this period show a recorded sale price.

NEIGHBORHOOD BREAKDOWN Interlaken Road saw the most deed activity of any street, with four separate filings: 3 Interlaken Rd (a transfer into the Bone Family Trust), 108 Interlaken Rd (a transfer from Stockbridge Town Conservation to Gregg Wellenkamp), 15 Interlaken Cross Rd (the period's top sale, at $1,165,000) and 17 Interlaken Crossroad (a transfer from Interlaken Crossroad LLC to the Massachusetts Department of Environmental Protection). Castle Hill Road also recorded two filings on the same date, Sept. 17, both at 9 Castle Hill Rd and both involving Builder Services Group Inc., suggesting construction-related filings rather than home sales. Among the three transactions with a known price, one fell under $500,000 (Mahkeenac Road) and two fell between $500,000 and $1 million and above (Prospect Hill Road and Interlaken Cross Road).

MARKET NOTES Of the 16 recorded transfers, several were not conventional home sales between unrelated buyers and sellers. The town of Stockbridge or Stockbridge Town Conservation appears as a buyer or seller in at least four filings, including 19 Hawthorne Rd, 32 Lake Dr, 1 Larrywaug Cross Rd and 108 Interlaken Rd. At least three filings represent transfers within the same family or into a family trust, including 3 Interlaken Rd (Bone Family Trust), 72 East Main St (Sloane family trusts) and a Schwartz family transfer with no address listed in the data. One filing, 17 Hawthorne Rd Unit Carriage Barn at White Pines, involved a condominium unit and the White Pines Condominium Trust. With only three of 16 filings showing a price, no price-per-square-foot or property-type comparisons were possible beyond noting that the three priced sales were all single-family properties based on the addresses provided.
