Six disclosed Lenox sales range from $100,000 to $355,000 in June

LENOX -- Middle Berkshire Registry of Deeds recorded 17 property-related documents for Lenox between June 19 and July 18, but only six disclosed a sale price, ranging from $100,000 to $355,000 with a median of $200,000.

Of the 17 recorded documents, six carried a disclosed consideration amount: $100,000, $150,000, $200,000, $200,000, $328,000 and $355,000, for a median of $200,000. The remaining 11 entries were recorded without a sale price, consistent with normal deed-recording practice for mortgage discharges, assignments and similar instruments. The raw count of 17 recorded documents does not by itself indicate a busy or slow sales period: the dataset includes multiple mortgage-related filings (at 12 Hillside Drive, 31 Pinecrest Drive, 135 Main Street, 46 Reynolds Street and 12 Crystal Street, among others) and municipal conservation transactions, alongside actual property sales. The highest-priced transaction was 792 East Street, which sold for $355,000 on June 29. Seller of record was Mildred M. Kirby, with Daniel T. Kirby as attorney; buyers were Andy McMeekin and Robert Roy Jr. A property recorded simply as "Lenox, MA," without a street address in the registry data, sold for $328,000 on June 30; sellers were Lynn Pandell and the estate of Leo W. Mahoney, and the buyer was Elaine Dowgos. Two sales tied at $200,000: 34 Galway Court, sold June 26 by Peter J. Marcus and Theodore H. Marcus to Zoe Hagler and Peter J. Marcus; and 44 Delafield Drive, sold June 23 by Evan B. Collins and Rebecca L. Collins to Citizens Bank NA. Rounding out the top five, 121 East Dugway Road sold for $150,000 on July 1, with Christopher G. and Lindsey K. Cavallero as sellers and Greylock Federal Credit Union as buyer. NEIGHBORHOOD BREAKDOWN

By price tier among the six disclosed sales: two transactions closed above $300,000 (the East Street and unspecified Lenox address sales); two closed at $200,000 (Galway Court and Delafield Drive); and two closed at or below $150,000 (East Dugway Road and 23 Lawton Street, which sold for $100,000 on June 22). Outside the priced sales, 135 Main Street generated two separate recordings on June 25 -- a mortgage discharge and an assignment -- both involving Vittori Properties LLC. Several Pittsfield Road parcels (374, 384 and 388 Pittsfield Road, plus 11 New Lenox Road) were recorded under a single order on June 23 involving Lenox Town Conservation and McGee Automotive Family, and a related wetlands transfer at 392 Pittsfield Road was recorded the same day between Merrill Road LLC and Lenox Town Conservation.

MARKET NOTES

Greylock Federal Credit Union appears five times across the period's records -- as buyer in the East Dugway Road and Lawton Street sales, and as seller or party in filings tied to Hillside Drive and two Main Street instruments -- making it the most frequently recorded party in the dataset. Of the six disclosed sales, three named a bank or credit union as buyer (East Dugway Road, Delafield Drive and Lawton Street), while the East Street, unspecified Lenox address, and Galway Court sales involved individual buyers and sellers.
