LENOX -- Seven property transfers were recorded in Lenox between Aug. 28 and Aug. 31, according to Middle Berkshire Registry of Deeds data, but pricing information has posted for only one of those transactions so far.

MARKET OVERVIEW The registry recorded seven deed transfers in the period. Of those, one carries a sale price: $540,000, for 9 Bolton Dr. Because only a single transaction has a recorded price, the range and median both stand at $540,000, and no meaningful median can be calculated across the full set. Price data for the remaining six transfers had not yet posted to the registry as of this report; that typically appears within about a week of recording. The raw count of seven recorded deeds is a normal volume for a single month in Lenox, but with six of seven transactions still missing price data, it is not yet possible to characterize the period as active or quiet based on price trends.

TOP SALES The only transaction with a recorded price is 9 Bolton Dr, which sold for $540,000 on Aug. 31. The sellers were Nicole Zinchuk and Kyle Zinchuk; the buyer was Greylock Federal Credit Union. Bed, bath and square footage figures were not available in the deed record.

MARKET NOTES Because price data for six of seven transfers has not yet posted, price-per-square-foot comparisons and tier breakdowns are not possible for this period. Two of the seven transfers were transfers into a revocable trust rather than sales to a new, unrelated buyer: the Lennox Heights condominium unit at 260 Pittsfield Rd moved from Harvey Stoller individually to Stoller as trustee of his own revocable trust, and 431 Under Mountain Rd was recorded from Susan Werman as trustee of a revocable trust. One transaction, 9 Bolton Dr, named a credit union as the buyer of record.
