Single $3.625 Million Sale Anchors a Month of Mostly Undisclosed Stockbridge Prices

STOCKBRIDGE -- Thirteen properties changed hands in Stockbridge between July 17 and Aug. 15, but a sale price was disclosed in only three of those transactions. The largest was a $3,625,000 sale that closed Aug. 3, the priciest deed recorded in the period.

MARKET OVERVIEW

The Middle Berkshire Registry of Deeds recorded 13 property transfers in Stockbridge over the four-week period. Of those, three carried a disclosed consideration amount, ranging from $200,000 to $3,625,000, with a median of $305,000. The remaining 10 transfers, more than three-quarters of the total, were recorded without a disclosed sale price, which is common for certain deed types and does not necessarily indicate the properties changed hands for no value. The dataset does not include prior-month or prior-year figures for Stockbridge, so the raw count of 13 recorded transfers cannot be characterized as active or quiet by comparison; it stands only as the total volume recorded in this period.

TOP SALES

The period's highest-value transaction was a $3,625,000 sale recorded Aug. 3 for a Stockbridge property listed without a street address in the deed record. Jason Macioge sold the property to Noah T. Kerner, as trustee of the Noah T. Kerner Revocable Trust.

The second-highest disclosed sale was 28 Glendale Road, which sold for $305,000 on July 20. Geoffrey A. Nader was the seller; Lee Bank was the buyer.

The third disclosed sale was 12 Wheatleigh Drive, which sold for $200,000 on July 31. Jeffrey Greenfield was the seller; Greylock Federal Credit Union was the buyer.

No other transactions in the dataset carried a disclosed sale price.

NEIGHBORHOOD BREAKDOWN

Of the streets represented in this period's deed activity, only Old Stockbridge Road saw more than one recorded transfer: two separate deeds for 200 Old Stockbridge Road were recorded the same day, July 30. One conveyed the property from trustees Nancy B. Roof and R.E. Doyle to the town of Stockbridge; a second deed for the same address, also recorded that day, listed Nancy B. Roof and Robert E. Doyle as sellers without a trust designation.

By price tier, the two disclosed sales under $500,000 were 12 Wheatleigh Drive ($200,000) and 28 Glendale Road ($305,000). The one disclosed sale over $1 million was the $3,625,000 transaction with no listed street address. The remaining 10 properties, on Larrywaug Crossroad, Main Street, Lake Drive, Old Stockbridge Road, East Street, Mahkeenac Shores Road, Meadow Road, Maple Lane and Mohawk Lake Road, carried no disclosed price and cannot be sorted into a tier.

MARKET NOTES

Property type is identifiable from the deed data in one case: 41 Main St., Unit 7, which sold as a condominium unit on Aug. 5 between sellers Harry I. Barney and Harry Irving Barney Jr. Deed records do not specify property type for the other 12 addresses.

Four of the 13 recorded transfers involved a trust as grantor or grantee: the $3,625,000 sale to the Noah T. Kerner Revocable Trust; the transfer of 200 Old Stockbridge Road from the Roof and Doyle trusts to the town; a transfer at 2 East St. from Cora Jane Portnoff to Matthew Peter Gunn and Todd Portnoff as trustees; and a transfer at 2 Maple Lane involving the Russell Linda B. revocable trust. Two additional transfers, at 41 Main St. and 2 East St., listed a buyer and seller sharing a surname. Deed data show these patterns but do not indicate why the properties were transferred.

Of the three disclosed-price sales, two, at 28 Glendale Road and 12 Wheatleigh Drive, listed a bank or credit union as the buyer: Lee Bank and Greylock Federal Credit Union, respectively. No price-per-square-foot comparison is possible because square footage is not available in deed records.
