Sheffield's priciest September sale tops $1.2 million on Bay Lane

SHEFFIELD -- Twelve property transfers were recorded in Sheffield during the four-week period ending Oct. 3, but sale prices have reached the Southern Berkshire Registry of Deeds for only two of them so far. The highest-priced transaction recorded, a $1,215,984 sale on Bay Lane, anchors a month otherwise dominated by bank-involved and family transfers awaiting price data.

MARKET OVERVIEW

Twelve sales were recorded in Sheffield between Sept. 4 and Oct. 3. Of those, two have a recorded sale price so far: $200,000 and $1,215,984, putting the full range at $200,000 to $1,215,984 with a median of $707,992. Price data for the remaining 10 sales is not yet available; that typically appears at the registry within about a week of recording and does not indicate the parties withheld the figures. With 10 of 12 prices still pending, the dataset is too incomplete this month to characterize the market as active or quiet based on pricing alone; the raw count of 12 recorded transfers is the only firm volume indicator available.

TOP SALES

6 Bay Lane sold for $1,215,984 on Sept. 15. The seller was listed as Ricardo M. Gotay and Catherine Madison Gentry, and the buyer as US Bank NA.

650 North Main Street sold for $200,000 on Sept. 10. The seller was listed as JTP Hospitality LLC, and the buyer as James Hendrick.

The remaining 10 recorded transfers do not yet have a sale price available: 200 E. Stahl Road, 0 Valley View Road, 354 Egremont Road, 354 Egremont Sheffield Road, a Sheffield parcel without a listed street address, 466 Clayton Road, 461 Hulett Hill Road, 0 East Road, 650 N. Main Street, and 199 Ashley Falls Road. Prices for these are expected to post to the registry in the coming days.

NEIGHBORHOOD BREAKDOWN

Egremont Road: Two deeds recorded the same day, Sept. 14, both at the 354 Egremont Road/354 Egremont Sheffield Road address and both naming Greylock Federal Credit Union as seller, with Barbara J. Oles and Michael K. Salzmann taking one deed and Michael K. and Erin C. Salzmann taking the other. Neither has a recorded price yet.

North Main Street: Two deeds also share this street, recorded Sept. 10, one at 650 North Main Street ($200,000, seller JTP Hospitality LLC, buyer James Hendrick) and one at 650 N. Main Street (price not yet available, seller North Main LLC).

By price tier: Under $500,000 includes the 650 North Main Street sale at $200,000. Over $1 million includes the 6 Bay Lane sale at $1,215,984. The remaining 10 sales cannot yet be sorted into a price tier because consideration amounts have not posted to the registry.

MARKET NOTES

Three of the month's sellers were financial institutions: US Bank NA (6 Bay Lane), Berkshire Bank (200 E. Stahl Road) and Greylock Federal Credit Union (both Egremont Road deeds), a pattern consistent with lender-held property changing hands. Several other transfers appear to involve estates or family members: the Dobkin estate transfer, the Massini estate transfer at 199 Ashley Falls Road, a Wallach trust transfer at 461 Hulett Hill Road, and a transfer at 0 East Road where Carly Jane Shafiroff/Allen appears as both seller and buyer alongside Ian Allen. No bed, bath or square-footage data was available from the deed records for any of the 12 sales, so no price-per-square-foot comparisons can be made this month.
