Sheffield deed prices mostly unposted as September sales near record low visibility

SHEFFIELD -- Twelve properties changed hands in Sheffield between Sept. 25 and Oct. 24, according to deed records from the Southern Berkshire Registry of Deeds, but sale prices had been recorded for only two of those transactions as of this report.

MARKET OVERVIEW The registry recorded 12 property transfers in Sheffield during the period. Of those, only two carry a sale price so far: $60,000 and $826,000, producing a reported price range of $60,000 to $826,000 and a median of $443,000. Because prices are missing for 10 of the 12 transactions, that range and median reflect just two sales and should not be read as representative of the broader month. The raw count of 12 transfers in roughly a month is a notable volume on its own, though without comparable prior-period data it is not possible to characterize it as active or quiet.

TOP SALES 64 Hewins St. sold Oct. 5 for $826,000. The sellers were Michael C. Burns and Jessica W. Burns; the buyer was Lee Bank. 136 Clayton Rd. sold Sept. 28 for $60,000. The seller was Maureen L. Blume; the buyer was Greylock Federal Credit Union. The remaining 10 transactions, listed below, do not yet carry a recorded sale price: 179 Root Ln. (Oct. 8), 704 Hewins St. (Oct. 7), 353 Miller Ave. (Oct. 6), 87 Huldahs Ln. (Oct. 5), 1635 Hewins St. (Oct. 2), 26 School St. (Oct. 1), 650 North Main St. (Oct. 1), 229 Hewins St. (Sept. 30), 535 Polikoff Rd. (Sept. 29) and 67 Bunce Rd. (Sept. 28).

NEIGHBORHOOD BREAKDOWN Hewins Street accounted for four of the 12 transfers in the period: 704 Hewins St., 64 Hewins St., 1635 Hewins St. and 229 Hewins St., more than any other street recorded. The other eight transfers were spread across Root Lane, Miller Avenue, Huldahs Lane, School Street, North Main Street, Polikoff Road, Bunce Road and Clayton Road, with one sale each. By price tier, the two recorded sales fall at opposite ends: 136 Clayton Rd. under $100,000 and 64 Hewins St. above $500,000. The other 10 properties cannot yet be sorted into price tiers because the registry has not posted figures for them.

Two transfers involved estates or trustees: 704 Hewins St. was conveyed by trustees William F. Grella and Gary Dewayne Osborne, and 87 Huldahs Ln. was conveyed by the estate of Huldah Elizabeth Hunter. One transfer, 229 Hewins St., involved a sale from the Massachusetts Community Agricultural Resources program and Morven Allen to Massachusetts Electric Co.
