Savoy Sale Prices Span Wide Range With Median Near $200,850

SAVOY -- Twelve property deeds were recorded in Savoy over the past month, but only five carried a sale price by the time records were reviewed, with those prices spanning from $35,500 to $299,250.

MARKET OVERVIEW Twelve deeds were recorded in Savoy between Aug. 28 and Sept. 26. Five of those transactions carried a sale price, ranging from $35,500 to $299,250, with a median of $200,850. The other seven transfers had no price on file yet; deed records typically pick up a sale price within about a week of recording, so additional figures for this period may still surface. With fewer than half of the recorded transfers showing a price so far, the raw count of 12 deeds is the clearest available measure of the period's activity.

TOP SALES 133 Center Road sold for $299,250 on Sept. 21. John M. Williams Jr. and Alicia M. Williams were the sellers; the deed lists Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC as buyers.

548 Loop Road sold for $281,000 on Sept. 23. Philip J. Turgeon and Erika M. Turgeon sold the property to Abbie Lundberg and Anthony M. Gross.

665 Main Road sold for $200,850 on Sept. 11. Tyrone Keels was the seller; Greylock Federal Credit Union is listed as the buyer.

103 Center Road sold for $50,000 on Sept. 14. Beverly A. Maynard was the seller; Greylock Federal Credit Union is listed as the buyer.

41 Brier Road sold for $35,500 on Aug. 31. Nicholas A. Grano III sold the property to Terry A. Stewart.

NEIGHBORHOOD BREAKDOWN Loop Road had the most recorded activity of any street, with three separate deeds: 548 Loop Road ($281,000), 262 Loop Road (price not yet available) and a filing at 167 Loop Road referencing a mortgage book and page, listing Brett A. Goodermote and Tania L. Goodermote as buyers, also without a price on file.

Center Road had two recorded sales at opposite ends of the month's price range: 133 Center Road at $299,250 and 103 Center Road at $50,000.

Main Road also had three recorded deeds tied to the same address, 665 Main Road: one sale priced at $200,850 and two additional transfers, each filed under a separate deed book and page reference, with no price on file.

Harrington Road, Haskins Road and Brier Road each had one recorded transfer. The Harrington Road and Haskins Road deeds had no price on file; the Brier Road deed sold for $35,500.

MARKET NOTES Bed, bath and square-footage data were not available for any of the 12 transfers. At three addresses, the recorded buyer was a bank or credit union rather than an individual: Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC at 133 Center Road, and Greylock Federal Credit Union at both 103 Center Road and 665 Main Road.

Two transfers involved family or same-name parties. At 44 Harrington Road, Chad J. Wagenknecht is listed as both a seller and the buyer, alongside seller Carolyn A. Wagenknecht. At 70 Haskins Road, Smith Michael James TR and O'Connor Mary Jane TR transferred the property to Smith James M TR and the Haskins Family Farm Trust.

Kristie L. Shook is listed as the seller on two separate deeds this period: one at 262 Loop Road and one recorded with no street address beyond "Savoy, MA." Neither deed lists a buyer or a price.
