Richmond September Sale Prices Range From $315,000 To $1.375 Million

RICHMOND -- Twelve property transactions were recorded in Richmond over the past month, but a sale price had been entered into the registry for only two of them, ranging from $315,000 to $1,375,000.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded 12 property transactions in Richmond between Aug. 28 and Sept. 26. A sale price was available for two of them: $315,000 and $1,375,000, putting the known range at $315,000 to $1,375,000 with a median of $845,000. The remaining 10 transactions had no recorded price as of this reporting period. Prices typically appear at the registry within about a week of recording, so an absent price reflects that lag rather than a withheld figure. Twelve recorded transactions in a four-week span is a notable count for a town Richmond's size, though more than half of the entries are mortgages, mortgage assignments, trust transfers or other non-sale filings rather than open-market sales, so the raw count alone should not be read as a measure of buyer or seller demand.

TOP SALES The month's highest-priced transaction was 765 Canaan Road, which sold for $1,375,000 on Sept. 22. The sellers were Robert Youdelman, trustee, and the Canaan Road Nominee Trust; the buyers were Lianne Friedman and Michelle Yanche, both as trustees. The only other sale with a recorded price was 160 Chestnut Road, which sold for $315,000 on Aug. 31. Leslie A. Breeding sold the property to Brennan King and Jamie King. Ten additional transactions were recorded during the period, on Cone Hill Road, Dublin Road, Lenox Road, Shore Road, Sleepy Hollow Road, Swamp Road and State Road, plus one entry with no address listed. None of those carried a recorded sale price as of this report, so a complete ranking of the month's top sales beyond these two is not yet possible.

NEIGHBORHOOD BREAKDOWN Cone Hill Road had two recorded entries on Sept. 21: one at 257 Cone Hill Road, with James Phillip Scalise II and Julia Drury as sellers, and one at 297 Cone Hill Road, an instrument listing Richmond Town Planning as seller with no buyer named in the record. Shore Road also had two entries, both dated Sept. 3 and both tied to 292 Shore Road: a mortgage and an assignment of that mortgage, with Greylock Federal Credit Union as grantor and Fern Cliff Properties LLC as grantee on both. Every other recorded address, Canaan Road, Chestnut Road, Dublin Road, Lenox Road, Sleepy Hollow Road, Swamp Road and State Road, had a single entry during the period. Price data is too limited across the 12 transactions to break the month down by price tier.

MARKET NOTES Bed, bath and square-footage figures are not available from deed records and are omitted here. Several recorded transactions appear to be transfers within a family or into a trust rather than open-market sales: two Sept. 21 entries involve overlapping Scalise family names, and the Lenox Road entry lists Judith Wilkinson individually and as trustee among the sellers, with no buyer named in the record. Trust entities appear as buyer or seller in several other entries, including the Canaan Road Nominee Trust, the Dublin Road Realty Trust, the Michael Beck Trust and the James P. Baker Revocable Trust. Three entries, at Swamp Road, State Road and Shore Road, are mortgage or mortgage-assignment filings rather than property sales, and the Sleepy Hollow Road entry is an order tied to the state Department of Environmental Protection. With a sale price recorded for only two of 12 entries, no meaningful comparison of property types or price-per-square-foot is possible for this period.
