RICHMOND -- Only one arm's-length residential sale with a disclosed price appeared among the 16 instruments filed with the Middle Berkshire Registry of Deeds for Richmond between June 12 and July 11, as the majority of recorded documents were mortgage instruments, trust transfers, a municipal acquisition, and other non-conveyance filings rather than open-market property transactions.

MARKET OVERVIEW Sixteen instruments tied to Richmond properties were filed at the Middle Berkshire Registry of Deeds during the period. Of those, only three carried disclosed consideration amounts — $355,000, $250,000, and $100,000 — yielding a median of $250,000 among priced entries and a range of $100,000 to $355,000. The remaining 13 entries carried no disclosed consideration, and several represented mortgage recordings, a UCC financing statement, an option agreement for a land lease, and a zoning variance document, none of which constitute conventional property conveyances. With only three priced entries and a predominance of non-sale instruments, the dataset does not support a comprehensive assessment of Richmond's open-market residential conditions for the period.
