Recorded Sale Prices Range From $25,000 to $365,500 in New Marlborough

NEW MARLBOROUGH -- Thirteen properties changed hands in New Marlborough between Sept. 25 and Oct. 24, according to deed records from the Southern Berkshire Registry of Deeds, but sale prices have posted for only three of those transactions so far.

MARKET OVERVIEW Thirteen sales were recorded in New Marlborough during the four-week period. Of those, three carry a recorded sale price; the remaining 10 are listed as price not yet available, which is typical for recently filed deeds and does not indicate the price was withheld. Among the three sales with recorded prices, figures ranged from $25,000 to $365,500, with a median of $250,000. Because price data is still missing for 10 of the 13 deeds, the raw count alone does not provide a reliable read on whether the period was active or quiet; a fuller picture should emerge as additional prices post to the registry in the coming weeks.

TOP SALES The highest-priced recorded sale was 826 New Marlboro South Sandisfield Rd, which sold for $365,500 on Oct. 2. The seller was listed as Jeffrey James Von Er, also recorded as Jeffrey James Voner; the buyer was JLS Property Solution LLC. No bed, bath, or square footage data was available.

The second-highest recorded sale was 1093 Clayton Mill River Rd, which sold for $250,000 on Sept. 28. The seller was Peter Reynolds, trustee of the Peter Reynolds Revocable Trust, and the buyer was NBT Bank NA.

The third recorded sale was 1520 Mill River Great Barrington Rd, which sold for $25,000 on Sept. 25. The seller was Ann Marie Sawyer, and the buyer was Lee Bank.

The remaining 10 transactions in the period have no recorded sale price yet, so they cannot be ranked among the top sales at this time.

NEIGHBORHOOD BREAKDOWN Mill River Great Barrington Road, listed under slightly varying spellings in registry records, including "Mill River Gt Barrington Rd," accounted for the most activity in the period, with four properties sold: 1142, 566, 287 and 1520 Mill River Great Barrington Rd. Of those four, only 1520 Mill River Great Barrington Rd has a recorded price, $25,000; the other three are pending.

The remaining nine sales were spread across nine other streets: East Hill Road, Keyes Hill Road, New Marlboro South Sandisfield Road, Canaan Southfield Road, Clayton Mill River Road, Hartsville Mill River Road, Hayes Hill Road, Norfolk Road, and one transfer recorded without a specific street address.

By price tier, all three sales with recorded prices fell under $500,000. Where the remaining 10 transactions would fall cannot be determined until their prices are recorded.

MARKET NOTES Banks appear as parties in several of the period's deeds. Berkshire Bank was the seller in the transfer of 1142 Mill River Great Barrington Road. Lee Bank appears twice: as the buyer in the $25,000 purchase of 1520 Mill River Great Barrington Road, and as the seller in the transfer of 529 Hayes Hill Road. NBT Bank NA was the buyer in the $250,000 sale of 1093 Clayton Mill River Rd, a property sold by a revocable trust rather than an individual owner.

Massachusetts Electric Co. was the buyer in two separate transfers during the period, at 1089 Canaan Southfield Road and 772 Norfolk Road; both transactions show no recorded price. One transfer, involving sellers Carol R. Gold and Julia S. Gold, was recorded without a specific street address.
