Priced Florida sales range from $17,500 to $119,250 in September

FLORIDA -- Eight property deeds were recorded in Florida during the four-week period ending Sept. 26, but only three carried a sale price at time of recording, with the rest expected to populate the registry's records in the coming days.

MARKET OVERVIEW Eight sales were recorded in the period. Of those, three had a recorded price, ranging from $17,500 to $119,250, with a median of $70,000. Five of the eight deeds show no price yet, which is typical for recent recordings and does not necessarily reflect anything about those transactions beyond timing. Eight deeds in one month is a notable volume of activity for Florida, a small hill town in northern Berkshire County, though the town's registry data alone does not indicate whether this pace is typical.

TOP SALES The highest-priced recorded sale was 88 Church Rd, which sold for $119,250 on Sept. 15. Leigh Spagnuolo sold the property to Adams Community Bank. 24 Monroe Rd Ext sold for $70,000 on Sept. 23. Christiaan Mercier sold the property to Gerald Caron. 230 Central Shaft Rd sold for $17,500 on Sept. 11. Bart Pecor sold the property to Greylock Federal Credit Union. The remaining five recorded transfers, at 9 South County Rd, an unaddressed Mercier parcel, 47 Moores Rd, a second instrument tied to 230 Central Shaft Rd, and 17 Central Shaft Rd, have price not yet available.

NEIGHBORHOOD BREAKDOWN Central Shaft Road saw the most activity of any street, with three recorded transfers: two tied to 230 Central Shaft Rd (one at $17,500, one with price not yet available) and one at 17 Central Shaft Rd (price not yet available). No other street had more than one recorded transfer. By price tier among the three sales with recorded amounts: one sale fell under $50,000 (230 Central Shaft Rd, $17,500), one fell in the $50,000-$100,000 range (24 Monroe Rd Ext, $70,000), and one exceeded $100,000 (88 Church Rd, $119,250).

MARKET NOTES Financial institutions appeared as a party in several of the month's deeds. Adams Community Bank was the buyer at 88 Church Rd and, in a separate transaction referencing an existing mortgage book entry, the seller at 47 Moores Rd, with Allen T. Collins as buyer. Greylock Federal Credit Union was the buyer of 230 Central Shaft Rd. The transfer of 17 Central Shaft Rd was recorded as an executor's deed referencing an estate settlement, with Unifund CCR Partners, a debt-collection firm, as the recipient; no price was available for that transfer. Christiaan Mercier is listed as seller on two separate deeds recorded the same day, Sept. 23, one for 24 Monroe Rd Ext at $70,000 and one for an unaddressed Florida parcel with no price yet on record. Beds, baths, and square footage were not available in the deed data for any of the eight transactions.
