OTIS -- Twelve property transfers were recorded in Otis between Sept. 4 and Oct. 3, but only three carry a sale price in registry data so far. The highest of those, $992,000 for a Harrington Road property, was recorded to a bank and a mortgage-registration company rather than an individual buyer.

MARKET OVERVIEW

Of the 12 deeds recorded during the period, three carry a sale price so far in Middle Berkshire Registry of Deeds records: $200,000, $497,700 and $992,000. That puts the recorded price range at $200,000 to $992,000 with a median of $497,700 among those three sales. Price information for the remaining nine transfers had not yet posted as of this report; sale prices typically appear in registry data within about a week of recording, so those figures are expected to fill in. Twelve recorded transfers in a single month is a notable volume of deed activity for Otis, though with three-quarters of the prices still pending, it is not yet possible to judge how overall price levels this period compare with other months.

TOP SALES

The highest-priced recorded transfer was 254 Harrington Rd., which changed hands for $992,000 on Sept. 16. The deed lists Eugene Wong and Iris Sonnenschein as sellers and Leader Bank N.A. and Mortgage Electronic Registration Systems Inc. as buyers; naming a bank and MERS as grantee is a pattern typically associated with a foreclosure-related transfer rather than a conventional sale. Bed, bath and square-footage figures were not available in the deed record.

The second-highest recorded price, $497,700, is tied to a Pike Road property that closed Sept. 14. The deed lists Melissa Anne Descoteaux, as trustee of the Pike Road Nominee Trust, as seller and Westfield Bank as buyer, another transfer naming a bank as grantee.

A $200,000 transfer closed Sept. 16 with no street address listed in the deed record. Seller Michael F. Moretz transferred the property to Business Investments LLC.

NEIGHBORHOOD BREAKDOWN

Tolland Road saw the most recorded activity of any street this period, with three transfers: 227 Tolland Rd. changed hands twice, on Sept. 11 and Sept. 15, and 854 Tolland Rd. was transferred Sept. 14. Prices for all three had not yet posted. No other street recorded more than one transfer; the remaining nine sales were spread across South Bay Road, North Main Road, Kingsley Road, Harrington Road, Pike Road, Ed Jones Road, East Otis Road and Dimmock Road, plus one transfer with no listed address. Among the three sales with recorded prices, two fell under $500,000 ($200,000 and $497,700) and one fell in the $500,000-to-$1 million range ($992,000).

MARKET NOTES

Six of the 12 recorded deeds this period name a bank or mortgage-servicing company as either grantor or grantee: JPMorgan Chase Bank N.A., Traders Trust Co. and Adams Community Bank appear as sellers, while Carrington Mortgage Services LLC, Leader Bank N.A. and Westfield Bank appear tied to mortgage discharges or as a buyer. That pattern, combined with several deed entries referencing a corresponding mortgage discharge, points to a mix of lender-involved transfers alongside traditional owner-to-owner sales this period. Two transfers kept property within the same family name: Robert J. and Anna M. Laporte transferred 854 Tolland Rd. to Brendan Laporte and Jennifer Lynn Shanley, and Debra A. Marquis appears as both seller and buyer in the transfer of the Klondike Campground property on North Main Road, alongside Brian T. Kennedy. Square footage and property-type data were not available in the deed records, so no price-per-square-foot or single-family-versus-condo comparison can be made this period.
