Otis Home Prices Span $50,000 To $799,000 As Bank Sales Rise

OTIS -- Fifteen property transfers were recorded in Otis over the past month, but only a third of them disclosed a sale price, with figures ranging from $50,000 to a $799,000 sale on Ridge Avenue.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded 15 real estate transactions in Otis between June 19 and July 18. Five of those transactions disclosed a sale price, ranging from $50,000 to $799,000, with a median of $250,000 among the priced sales. The other 10 transfers did not include a sale price, which is common for deed filings and does not by itself indicate anything unusual about those transactions. Based on the raw count of 15 recorded transfers, the period shows a moderate level of recording activity for the town, though the data does not include prior-month figures for comparison.

TOP SALES 236 Ridge Ave sold for $799,000 on June 30. Albert Gabbay and Caryl S. Gabbay, as trustees, sold the property to John R. Loveland and Erin A. Loveland. It was the highest-priced sale recorded in the period.

213 Brookman Dr sold for $675,000 on June 29. Daniel Ellis sold the property to Peter J. Pappas.

87 North St sold for $250,000 on June 29. James Troiano and James Paul Troiano sold the property to Lee Bank.

40 Lincoln Rd sold for $120,000 on June 22. Jacqueline C. Bouchard and Christopher J. Bouchard sold the property to Westfield Bank.

1350 S Main Rd sold for $50,000 on June 25. Logan Broggi and Logan Hebert sold the property to Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN No single street accounted for more than one sale in the disclosed-price group, though 1350 South Main Road recorded two separate transfers during the period (see Market Notes). Among the five disclosed sales, two exceeded $500,000 (Ridge Avenue and Brookman Drive), one fell between $150,000 and $500,000 (North Street), and two were priced below $150,000 (Lincoln Road and South Main Road). The 10 transfers without a disclosed price were spread across Tolland Road, Pike Road, South Main Road, West Center Road, a Reservoir Road-related filing, Drive A, East Otis Road, Center Road and Drive B, with no concentration on any one street.

MARKET NOTES Three of the five disclosed sales -- North Street, Lincoln Road and South Main Road -- named a bank or credit union as the buyer rather than an individual purchaser.

1350 South Main Road changed hands twice within the recorded period. Logan Broggi and Logan Hebert transferred the property to Greylock Federal Credit Union for $50,000 on June 25. Five days later, on June 30, Greylock Federal Credit Union transferred the same property to Logan Broggi and Andrew P. Broggi; that sale price was not disclosed.

At least two recorded transfers moved property within the same family or into a trust. At 91 Pike Rd, Melissa Anne Descoteaux transferred the property to herself as trustee and to the Pike Road Nominee Trust. At 10 Drive A, Rosemary Schneider and the estate of Albert Milton Boucher transferred the property to Eric Schneider and Laura Schneider.

Four of the 15 recorded transfers listed a mortgage-related entity -- Mortgage Electronic Registration Systems, Mortgage Research Center, Rocket Mortgage or Lakeview Loan Servicing -- as grantor or grantee, consistent with mortgage or refinance-related filings rather than owner-to-owner sales.

Bedroom, bathroom and square-footage figures are not available in deed records, so no price-per-square-foot comparisons can be made for this period.
