OTIS -- A $675,000 conveyance on Brookman Drive stood out as the sole clear conventional sale in a month of Otis deed activity defined largely by bank-related recordings, mortgage assignments, and intra-family transfers.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded 15 deeds in Otis between June 12 and July 11, 2026, but only four carried disclosed consideration amounts. Among those four, prices ranged from $50,000 to $675,000, producing a median of $185,000. The 73 percent non-disclosure rate is consistent with how deed data is often recorded, but the high proportion of bank-grantee transactions and nominal transfers in this dataset further limits the period's usefulness as a reliable gauge of local market conditions.

TOP SALES The highest-priced transaction was 213 Brookman Dr., which closed June 29 at $675,000. Daniel Ellis conveyed the property to Peter J. Pappas in what appears to be the period's clearest arm's-length sale.

At 87 North St., Lee Bank recorded a $250,000 deed on June 29, with James Troiano and James Paul Troiano listed as sellers. Transfers to financial institutions at stated consideration often reflect mortgage-related proceedings rather than open-market transactions.

The property at 40 Lincoln Rd. recorded June 22 at $120,000, with Jacqueline C. Bouchard and Christopher J. Bouchard as sellers and Westfield Bank as buyer — another bank-grantee transaction.

The lowest disclosed-price entry was 1350 S. Main Rd., which recorded June 25 at $50,000, with Logan Broggi and Logan Hebert listed as sellers and Greylock Federal Credit Union as buyer.

NEIGHBORHOOD BREAKDOWN South Main Road accounted for two deeds during the period. At 1350 S. Main Rd., Greylock Federal Credit Union recorded the $50,000 transfer June 25. Separately, 93 South Main Rd. recorded June 29, with Lee Bank conveying the property to William H. and Diane L. Dyer at price not disclosed — a sequence that suggests a completed bank-owned-property disposition on that corridor.

West Center Road also logged two deeds: 545 West Center Rd. recorded June 26 with Ronald Jr. and Lara Katzman as sellers, price not disclosed; and 159 W. Center Rd. on June 22, where Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC transferred the property to Gary G. and Donna R. Thomas, price not disclosed.
