Only two of ten Peru deed transfers carry a recorded sale price

PERU -- Ten property transfers were recorded in Peru's portion of the Middle Berkshire Registry of Deeds between Sept. 25 and Oct. 24, but only two carried a sale price as of this report, with recorded figures ranging from $100,000 to $150,000.

MARKET OVERVIEW Ten deed transfers were recorded in Peru during the period. Of those, two included sale prices in the registry's records available so far: $100,000 and $150,000, producing a median of $125,000. The remaining eight transfers, which include trust transfers, bank-related transactions and mortgage discharges, had not yet reached the registry with price information as of this report. Because only two of 10 sales carry a recorded price, the overall price range and median reflect a small slice of the period's activity and may shift as additional figures are posted.

TOP SALES The highest-priced transaction was 23 Hickingbotham Rd, which sold for $150,000 on Oct. 22. The seller was Marilee Finn and the buyer was NBT Bank NA. Bed, bath and square footage figures were not available.

The second transaction with a recorded price was 117 Middlefield Rd, which sold for $100,000 on Oct. 16. The sellers were Kristen W. Parker and Eric S. Fitzgerald, and the buyer was Adams Community Bank. Bed, bath and square footage figures were not available.

The remaining eight transfers in the period, at 220 East Windsor Rd, 125 Middlefield Rd (two separate entries), a Peru address tied to the town and Irene E. Lynch, 7 Greylock Cir, 205 East Windsor Rd, 87 Curtin Rd, and 10 Lafayette Dr, had price not yet available in the registry's records.

NEIGHBORHOOD BREAKDOWN Middlefield Road accounted for three of the 10 transfers in the period: a $100,000 sale at 117 Middlefield Rd, a mortgage discharge tied to 125 Middlefield Rd involving Greylock Federal Credit Union and buyers Bryon and Meagan Mallet, and a separate transfer at 125 Middlefield Rd from seller Brian Dubois with no listed buyer. East Windsor Road had two transfers, at 205 and 220 East Windsor Rd, both with price not yet available. The remaining five transfers were spread across individual streets: Hickingbotham Road, Greylock Circle, Curtin Road, Lafayette Drive and an unaddressed Peru parcel involving the town of Peru as seller and Irene E. Lynch as buyer.

MARKET NOTES Several of the period's transfers involved banks or credit unions as a buyer or seller, including NBT Bank NA, Adams Community Bank and Greylock Federal Credit Union, alongside two entries specifically flagged as mortgage discharges (7 Greylock Cir and 125 Middlefield Rd). One transfer, at 87 Curtin Rd, moved ownership from Steven D. and Melodie W. Henderson to Steven and Melodie Henderson as trustees, a within-family trust transfer. No bed, bath or square footage data was available for any of the 10 transfers, so no price-per-square-foot comparisons could be calculated. With pricing data available for only two of 10 recorded transfers, broader conclusions about Peru's price range or market tone for the period are limited until additional figures are posted to the registry.
