Only two of 14 Pittsfield sales report prices, ranging from $50,000 to $190,000

PITTSFIELD -- Fourteen property transfers were recorded in Pittsfield between Sept. 4 and Oct. 3, but sale prices had posted for only two of them by the registry's latest data pull, including three parcels the city acquired on South Church Street.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded 14 Pittsfield property transfers during the period, but only two carried a sale price at the time of this report: $50,000 and $190,000, for a median of $120,000 among priced sales. The remaining 12 entries show "price not yet available," which is typical for recently recorded deeds; prices usually appear in registry data within about a week of recording. Because 12 of 14 sales are still unpriced, this snapshot does not yet support a reliable read on overall market value for the period.

TOP SALES The only two transactions with recorded prices:

The remaining 12 recorded transfers have no price available yet, including properties on Pollock Avenue, Cecelia Terrace, Kenwood Street, Madison Avenue, Joan Drive and Crane Avenue, plus three additional filings tied to East Housatonic Street and South Church Street.

NEIGHBORHOOD BREAKDOWN South Church Street: Three separate deeds transferred property from Clock Tower Partners LLC to the city of Pittsfield, covering 73 South Church Street, 75 South Church Street and a third Pittsfield parcel without a listed street address. All three are municipal acquisitions from the same seller.

East Housatonic Street: The Unit 3 condominium at 106 East Housatonic Street appears in four separate recorded filings this period, including the $190,000 sale to MAA Durga LLC, a related condominium trust document, a deed tied to Michelle R. Delphia and Linda M. Stewart, and a separate transfer of 106 E Housatonic Street itself from Linda Stewart to the city of Pittsfield. The repeated filings point to a single property working through multiple recorded transactions rather than several distinct sales.

By price tier: Under $100,000, one sale (27 Grace Terrace, $50,000). Between $100,000 and $200,000, one sale (106 East Housatonic Street Unit 3, $190,000). The remaining 12 transfers have no price on record yet.

MARKET NOTES Three of the 14 recorded transfers sent property to the city of Pittsfield, all from Clock Tower Partners LLC. Several other filings involve institutional or trust entities rather than individual buyers or sellers: Latitude Capital LLC Trust transferred 166 Madison Avenue to Brothers Construction LLC, and Wilmington Trust NA, acting through Midland Loan Services, transferred 901 Crane Avenue to BFG MA RI LLC and BFG MA RI Trust LLC. The Grace Terrace sale listed Lee Bank as buyer. No bedroom, bathroom or square-footage data was available for any property in this period's deed records.
