Only Three Of 12 Windsor Property Transfers Disclosed A Sale Price

WINDSOR -- Twelve property transfers were recorded in Windsor between June 19 and July 18, but only three deeds disclosed a sale price, limiting what can be said about the town's overall home values this period.

MARKET OVERVIEW

The Northern Berkshire Registry of Deeds recorded 12 transfers in Windsor during the period, but only three included a disclosed consideration amount. Among those three, prices ranged from $167,000 to $340,000, with a median of $265,000. The remaining nine transfers, including several bank-to-buyer transactions and family trust transfers, did not include a sale price in the deed record, which is common for certain transfer types. Because price data covers just a quarter of recorded transfers, the raw count of 12 provides only a partial picture of market activity, and no conclusion about pace or demand can be drawn from price data alone.

TOP SALES

The highest-priced transaction was 775 North St., which sold for $340,000 on July 1. Sellers Gail Murawski and Kurt J. Murawski transferred the property to Adams Community Bank. Bed, bath and square footage figures were not available in the deed record.

The second-highest disclosed sale was 141 Hinsdale Road, which sold for $265,000 on July 1. Sellers Stephen L. Bird II and Sita L. Bird transferred the property to Greylock Federal Credit Union.

The third disclosed sale was 1120 North St., which sold for $167,000 on July 15. Sellers David D. Guillette and Colleen D. Guillette transferred the property to Greylock Federal Credit Union.

No other transfers in the period included a disclosed sale price.

NEIGHBORHOOD BREAKDOWN

North Street accounted for the largest cluster of activity, with six of the 12 recorded transfers: 1120 North St., 1470 North St., 775 North St., 1445 North St., 1396 North St. and 619 North St. Back Dalton Road accounted for three transfers, at 115 Back Dalton Road, 120 Back Dalton Road (recorded twice, once via mortgage discharge and once as a trust-to-individual transfer). The remaining transfers were single properties on Hinsdale Road and Savoy Road. Of the three disclosed-price sales, all three price tiers were represented within a narrow band: one under $200,000, one in the $200,000-$300,000 range and one in the $300,000-$400,000 range.

All three transfers with a disclosed sale price named a bank or credit union as the buyer -- Adams Community Bank, and Greylock Federal Credit Union twice -- meaning no arm's-length sale price between individual buyers and sellers was disclosed in this period's deed data.
