PERU -- Three deed transfers recorded at the Middle Berkshire Registry of Deeds between Aug. 28 and Sept. 26 show a quiet month for Peru real estate, with only one of the three carrying a sale price so far.
MARKET OVERVIEW Three transfers were recorded in the period. Only one, at 222 East Windsor Road, has a sale price on file: $10,000. The other two entries have not yet had a price recorded, which the registry typically posts within about a week of filing. Based on the single available figure, both the price range and median for the month stand at $10,000. With just three recorded transfers and pricing data still incomplete for two of them, the period reads as quiet by raw transaction count alone; a fuller picture will emerge once the remaining prices post.
TOP SALES 222 East Windsor Road sold for $10,000 on Sept. 21. Robert J. Martin was the seller and C. Evan Gosselin the buyer. No bed, bath, or square footage data was available in the deed record.
152 Middlefield Road changed hands Sept. 24; price not yet available. Stanley A. Tarjick Jr. transferred the property to himself and Shannon L. Tarjick.
68 Curtin Road changed hands Sept. 22; price not yet available. Diane L. Sowle was the seller, with the town of Peru as buyer.
NEIGHBORHOOD BREAKDOWN The three transfers occurred on three different streets, Middlefield Road, Curtin Road, and East Windsor Road, with no street seeing more than one transaction this period. By price tier, only the East Windsor Road sale has a recorded figure, placing it in the under-$500,000 range; the Middlefield Road and Curtin Road transfers cannot yet be tiered because their prices are not yet available.
MARKET NOTES Two of the three transfers stand out for their parties rather than their pricing. The Middlefield Road transfer moved the property from Stanley A. Tarjick Jr. alone to himself and Shannon L. Tarjick jointly, a same-family addition of a co-owner rather than a sale to an outside party. The Curtin Road transfer moved the property from a private owner, Diane L. Sowle, to the town of Peru, a public buyer. Deed records did not include property type, bed, bath, or square footage information for any of the three transfers, so no additional comparisons are possible this period.
