NEW MARLBOROUGH -- Seven property deeds were recorded in New Marlborough between Aug. 28 and Sept. 26, but only one carried a sale price by the time this roundup was compiled: a $750,000 sale on Stratford Road. The other six transactions are still awaiting price data at the registry.
MARKET OVERVIEW Seven deeds were recorded in New Marlborough during the period. Of those, one has a recorded consideration amount so far: $750,000, for the property at 201 Stratford Rd. That single figure sets both the low and high end of the known price range, at $750,000, and stands as the period's median by default. Prices for the remaining six deeds had not yet reached the registry as of this writing, which is typical; sale prices usually post within about a week of recording. Because only one of seven prices is available, the price data alone cannot support a characterization of the market as active or quiet. Based on the raw deed count, seven recorded transfers occurred in New Marlborough in this roughly four-week span; there is no comparable prior-period figure provided here to judge whether that pace is higher or lower than usual.
TOP SALES 201 Stratford Rd sold for $750,000 on Sept. 1. The sellers were Homi K. Bhabha and Jacqueline M. Bhabha, as trustees. The buyers of record are Mortgage Electronic Registration Systems Inc. and Morgan Stanley Private Bank N.A. It is the only transaction in this period with a recorded sale price. Bed, bath and square-footage figures are not available from deed records.
The remaining six recorded transfers do not yet have a sale price available: -- An unaddressed New Marlborough parcel, recorded Sept. 10, seller Karen E. Sinclair, buyer the town of New Marlborough. -- 0 Brewer Branch Rd, recorded Sept. 10, seller Carol R. Gold Trust and Julia S. Gold as trustee, buyers Julia S. Gold and Michael S. Gold. -- 651 Hayes Hill Rd, recorded Sept. 8, sellers Joseph Figueiredo and Linda Stewart. -- 97 Canaan Southfield Rd, recorded Sept. 8, seller Cameron Martin, buyers Sebastian Birritteri, as trustee, and New Marlborough Lenders Trust. -- 1277 Hartsville Mill River Rd, recorded Sept. 3, seller New Marlborough Town Conservation, buyers Elan Merkel and Lydia Merkel. -- 239 Mill River Southfield Rd, recorded Aug. 28, seller Lee Bank, buyers Matthew Kelly and Barbara Kelly.
NEIGHBORHOOD BREAKDOWN The seven recorded transfers span seven different streets or locations: an address not otherwise specified, Brewer Branch Road, Hayes Hill Road, Canaan Southfield Road, Hartsville Mill River Road, Stratford Road and Mill River Southfield Road. No two sales in this period share a street name, so no street-level clustering is evident. By price tier, one sale falls in the $500,000-to-$1 million range (201 Stratford Rd, at $750,000). The remaining six sales cannot yet be sorted into a price tier because their consideration amounts are not yet available.
MARKET NOTES Several of the period's transfers involve trusts, town entities or financial institutions rather than a straightforward buyer-to-seller sale. The Brewer Branch Road transfer moved from the Carol R. Gold Trust to two individuals named Gold, consistent with a within-family trust transfer. The Hartsville Mill River Road property passed from New Marlborough Town Conservation to the Merkels. A parcel with no listed street address transferred from an individual seller to the town of New Marlborough itself. The Canaan Southfield Road transfer's buyers include an entity called New Marlborough Lenders Trust alongside an individual trustee. On the Stratford Road sale, the only one with a recorded price, the buyers of record are Mortgage Electronic Registration Systems Inc. and Morgan Stanley Private Bank N.A., both mortgage-related entities. The Mill River Southfield Road seller is Lee Bank. Deed records for this period do not include property type, so no single-family-versus-condominium breakdown is possible. Beds, baths and square footage are not available from deed data for any of the seven transactions.
