Only One of 12 Recorded Pittsfield Sales Carries a Price So Far

PITTSFIELD -- The Middle Berkshire Registry of Deeds recorded 12 property transfers in Pittsfield for the period Sept. 25 through Oct. 24, but only one carried a sale price in the data available so far, limiting what can be said about pricing trends this month.

MARKET OVERVIEW

Twelve transfers were recorded during the period, a volume that on its own suggests ordinary activity for Pittsfield. Of those 12, only one, the sale of 66 Bull Hill Road, included a sale price: $14,202. Because 11 of the 12 transfers currently show no price, a full price range or citywide median cannot be calculated this month. Prices for the remaining transfers are expected to appear in the registry's data within about a week, consistent with normal reporting lag.

TOP SALES

66 Bull Hill Road sold for $14,202 on Sept. 25. The seller was listed as Adrienne N. Kizis and Adam David Kizis, and the buyer was listed as Urban Development. No bed, bath or square-footage data was available.

The remaining 11 transfers recorded in the period have no price yet available

8 Dan Fox Drive, Berkshire Mountain Lodge, transferred from the Dan Fox Dr Berkshire Mountain Lodge entity and Vyacheslav Rozenfeld to Berkshire Mountain Lodge Owners Association Inc.

56 Saratoga Drive transferred from Craig Smith and Gillian Bianchi to the city of Pittsfield.

A parcel listed only as "Pittsfield, MA" transferred via an option to purchase to the Pittsfield Economic Development Authority.

580 Lakeway Drive transferred from the Massachusetts Housing Finance Agency to Margaret I. Szobesky.

1952 East Street transferred from Urban Development and Networks Corp Atty to Ryan J. Tuggey and Aubrey L. Tuggey.

NEIGHBORHOOD BREAKDOWN

The most notable street-level pattern involves 49 Crane Avenue, which appears three separate times in the recorded documents, each referencing a different mortgage book and page (Bk 7780 Pg 158, Bk 7598 Pg 95, and Bk 7376 Pg 155). All three list Urban Development and Networks Corp Atty as the seller and Melissa Letalien as the buyer. No price is available for any of the three filings.

Beyond Crane Avenue, the remaining nine transfers are spread across individual addresses: Bull Hill Road, Dan Fox Drive, East Street, Elm Street, Merriam Street, Livingston Avenue, Lakeway Drive, Saratoga Drive, and one unaddressed city-level transaction. No other street shows more than one recorded transfer this period.

Because only one transfer has a recorded price, sales cannot be grouped into price tiers this month.

MARKET NOTES

Seven of the 12 recorded documents, covering 1952 East Street, two filings at 49 Crane Avenue cited above plus a third, 363 Elm Street, 69 Merriam Street, and 87 Livingston Avenue, list "Urban Development; Networks Corp Atty" as the seller of record and reference a specific mortgage book and page in the address field itself. That notation pattern, drawn directly from the registry data, indicates these filings are tied to mortgage records rather than standard arm's-length property sales, though the data does not specify the nature of each transaction beyond what is listed.

One transfer involved a municipal buyer: the city of Pittsfield acquired 56 Saratoga Drive from Craig Smith and Gillian Bianchi. Another involved a public option-to-purchase filing naming the Pittsfield Economic Development Authority. A third involved the Massachusetts Housing Finance Agency as seller for 580 Lakeway Drive. No bed, bath, or square-footage figures were available for any of the 12 transfers, and no price-per-square-foot comparisons can be made as a result.

Given that 11 of the 12 recorded transfers currently lack a sale price, readers should expect updated figures in next month's roundup as the registry's price data catches up to the recorded deeds.
