ALFORD -- Three properties recorded deed transfers in Alford between Aug. 21 and Sept. 19, with pricing available for only one sale so far.

MARKET OVERVIEW The Southern Berkshire Registry of Deeds recorded three property transfers in Alford during the period. Only one of the three, the sale of 64 Green River Rd for $145,000, carries a recorded sale price; the other two are pending price data. With just one confirmed price, the $145,000 figure stands as both the low and high end of the known range and the effective median. Three recorded transfers is a modest total for a one-month period in a small town like Alford, and with two-thirds of the sales still missing price data, the picture of overall market activity remains incomplete.

TOP SALES 64 Green River Rd sold for $145,000 on Aug. 24. Jessica Abbott was the seller; Adams Community Bank was the buyer. Bed, bath and square footage figures were not available from the deed record.

150 Green River Valley Rd changed hands on Sept. 3; price not yet available. Berkshire Bank was the seller, and John Raifstanger III and Trinity Raifstanger were the buyers.

8 Westwood Dr changed hands on Aug. 25; price not yet available. Margery S. Rosenthal was the seller, and Eben Askins, as trustee, was the buyer.

NEIGHBORHOOD BREAKDOWN Two of the three transfers, 150 Green River Valley Rd and 64 Green River Rd, sit along the Green River corridor, though on two distinct roads. The third, 8 Westwood Dr, is a separate transaction. By price tier, only one sale has a confirmed figure: 64 Green River Rd falls under $500,000. The other two transactions cannot yet be sorted into a price tier because their sale prices have not been recorded.

MARKET NOTES Two of the three transactions involved financial institutions. Berkshire Bank sold 150 Green River Valley Rd, and Adams Community Bank bought 64 Green River Rd. The Westwood Drive sale involved a buyer identified as a trustee, Eben Askins TR, a common structure for property held in trust. No square footage or bed/bath data was available in the deed records for any of the three properties, so no price-per-square-foot comparisons can be made this period.
