NEW ASHFORD -- Two property transfers were recorded in New Ashford between Sept. 4 and Oct. 3, both involving members of the Demyer family. Sale prices for both deeds have not yet been posted to the Northern Berkshire Registry of Deeds.

Editor's note: With only two recorded sales in this period, there is not enough data to calculate a meaningful price range, median, or market trend. The sections below report what the deed records show and note where data is insufficient for further analysis.

MARKET OVERVIEW Two deeds were recorded in New Ashford during the period. Price not yet available for either transaction, so a price range and median cannot be calculated. A two-sale count is too small a sample to characterize the month's market as active or quiet.

TOP SALES Full pricing is not yet available for either recorded transaction, so sales cannot be ranked by price. The two deeds are: 142 Beach Hill Road, recorded Sept. 25. Seller: Cheryl E. Demyer. Buyers: Travis E. Demyer and Cheryl E. Demyer. Price not yet available. 330 Route 7, recorded Sept. 14. Seller: Stephen W. Demyer. Buyer: Stephen W. Demyer, trustee of the Revocable Trust of Stephen W. Demyer. Price not yet available.

NEIGHBORHOOD BREAKDOWN The two transactions occurred on different streets, Beach Hill Road and Route 7, so no street-level clustering is evident in this period's data. Both involve Demyer family members as both grantor and grantee; the Route 7 transfer moved the property into a revocable trust held by the same individual, a pattern common in estate planning.

MARKET NOTES With only two transactions and no sale prices available, there is not enough data this period to identify price-per-square-foot outliers, a property-type mix, or other market patterns. This section will resume when more deeds, or pricing data, are recorded.
