Mount Hunger Road Sale Tops Monterey Market At $2.5 Million In October

MONTEREY -- A $2.5 million sale on Mount Hunger Road was the standout transaction in Monterey's real estate activity for the period of Sept. 25 through Oct. 24, as the Southern Berkshire Registry of Deeds recorded nine property transfers, though pricing information remains outstanding for most of them.

MARKET OVERVIEW

Nine deeds were recorded in Monterey during the period. Of those, sale prices have reached the registry for only two transactions so far: $337,500 at the low end and $2,500,000 at the high end. Based on those two recorded figures, the midpoint price is $1,418,750, but that figure reflects just two of the nine transfers; the remaining seven are still awaiting price data, which typically appears in registry records within about a week of recording. The raw count of nine recorded transfers indicates a measure of activity for the month, though the data provides no historical baseline for comparison to prior periods.

TOP SALES

The highest-priced transaction was 203 Mount Hunger Road, which sold for $2,500,000 on Oct. 16. The sellers were listed as Carol Ann Landess, trustee, and Steven J. Schwartz, trustee; the buyers were Steven and Melissa Weissman. Bed, bath and square footage figures were not available in the deed record.

The second recorded price was 42 Sandisfield Road, which sold for $337,500 on Oct. 2. The sellers were Russell S. Seehafer and Diana J. Kuan; the buyer was Pittsfield Cooperative Bank.

The remaining seven transfers recorded during the period, listed by sale date, do not yet carry price data: 23 Stevens Lake Road (Oct. 23), 203 Mt. Hunger Road (Oct. 21), 32 Camp Half Moon Road (Oct. 21), 16 Seven Arts Road (Oct. 14), 370 Main Road (Oct. 5), 4 Sylvan Road (Oct. 5) and 50 Hupi Road (Oct. 1).

NEIGHBORHOOD BREAKDOWN

Mount Hunger Road saw two separate deed entries during the period: the $2,500,000 sale at 203 Mount Hunger Road on Oct. 16, and a separate transfer recorded as 203 Mt. Hunger Road on Oct. 21, in which Monterey Town Conservation conveyed the property to Alfred and Carol Landess; that transaction's price has not yet reached the registry.
