FLORIDA -- Fourteen property transfers were recorded in Florida from Sept. 25 through Oct. 24, but only three carried a disclosed sale price in registry data available at this writing, leaving most of the month's market activity without a dollar figure attached.

MARKET OVERVIEW Fourteen deed transfers were recorded in town during the period. Of those, three included a sale price: $50,000, $216,000 and $384,000, producing a price range of $50,000 to $384,000 and a median of $216,000. One additional transfer was recorded for nominal consideration, a token amount that does not reflect market value; it is excluded from the price range, median and any price-tier count. The remaining 10 transfers had no price recorded as of this writing. Registry data typically shows a sale price within about a week of recording, so additional figures may appear in coming weeks. Taken as a raw count, 14 recorded transfers in a one-month window is a notable volume for a small town, though with just three of 14 transfers currently priced, the period's actual price picture remains largely incomplete.

TOP SALES The three transactions with a recorded price for the period were: 131 Monroe Road sold for $384,000 on Oct. 1. Nickolas Charles Keating was the seller; Greylock Federal Credit Union was the buyer. 9 South County Road sold for $216,000 on Sept. 25. James Najimy was the seller; Pittsfield Cooperative Bank was the buyer. 137 Church Road sold for $50,000 on Oct. 20. Robert Barrett and Kaitlin E. Barrett were the sellers; Adams Community Bank was the buyer. No other transactions in the dataset carried a recorded sale price for this period.

NEIGHBORHOOD BREAKDOWN Tilda Hill Road accounted for three of the 14 recorded transfers. At 35 Tilda Hill Road, the property changed hands twice: Greylock Federal Credit Union transferred it to Michael P. LeClair on Oct. 9, and LeClair transferred it to Kenneth Dugal on Oct. 1. A separate transfer was recorded Oct. 2 at 42 Tilda Hill Road, with Darin Lane and Michael Salzarulo listed as sellers. South County Road also had three recorded entries, all tied to 9 South County Road, including the $216,000 sale to Pittsfield Cooperative Bank, a related deed recording the same day, and a separate transfer from MountainOne Bank to Stephanie L. Burdick on Oct. 2. North County Road had two transfers at 65 North County Road, both recorded Sept. 30: one listing Timothy P. and Diana M. Alexander as sellers, and one from Adams Community Bank to the Alexanders. The remaining transfers, at Phelps Road, Church Road, Moores Road, Central Shaft Road and Monroe Road, each involved a single recorded transaction for the period.

MARKET NOTES Beds, baths and square footage are not available in deed records and are omitted here. A bank, credit union or government agency appeared as either buyer or seller in eight of the 14 recorded transfers, including Adams Community Bank, Greylock Federal Credit Union, MountainOne Bank, Pittsfield Cooperative Bank, Sungage Financial LLC and the U.S. Rural Housing Service. Deed records do not specify property type, so no single-family versus condominium breakdown is possible from this data. A nominal-consideration transfer was recorded Oct. 14, listing Margaret Rose Van Peterson as seller and Patrick J. Gray Sr. and Connie K. Gray as buyers; no street address was specified for that entry in the record provided, though Van Peterson was also listed as seller in a separate, unpriced transfer at 25 Moores Road recorded the same day.
