Majority Of Williamstown Property Deeds Still Awaiting Recorded Sale Prices

WILLIAMSTOWN -- The Northern Berkshire Registry of Deeds recorded 18 property transfers in Williamstown between Sept. 11 and Oct. 10, but sale prices have posted so far for only seven of them. The period's priciest recorded transaction was a $400,000 sale on Hancock Road to Adams Community Bank.

MARKET OVERVIEW

The registry logged 18 deed entries for Williamstown during the four-week period. Several of those entries represent multiple instruments, such as mortgages or agreements, filed against the same address rather than separate property sales; 7 Sycamore Dr. alone accounts for three of the 18 entries, and 132 White Oaks Rd. accounts for two. 1441 Cold Spring Rd. sold for $68,000 on Sept. 22. Seller Barbara J. Keyes conveyed the property to Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC.

165 Lindley Ter. sold for $47,725 on Sept. 14. Seller Logan Maestri conveyed the property to Dart Collateral Manager LLC and Freedom Mortgage Corp.

128 White Oaks Rd. sold for $25,000 on Sept. 22. Sellers Sherri Thompson and Frederick G. Thompson III conveyed the property to Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN

Hancock Road saw the most activity of any street, with three deeds recorded: the $400,000 sale at 701 Hancock Rd., the $100,000 sale at 2159 Hancock Rd., and a transfer at 888 Hancock Rd. where the price has not yet been recorded.

White Oaks Road also had multiple filings: the $25,000 sale at 128 White Oaks Rd., and two separate deed entries at 132 White Oaks Rd., both still awaiting recorded prices, involving sellers Scott M. Walker and Deborah Dane.

7 Sycamore Dr. was recorded three times during the period, a mortgage filing, an agreement filing and the underlying deed, which showed a $31,000 sale from sellers Noah Smalls and Shawnette J. Smalls to Greylock Federal Credit Union.

Among the remaining single-address transfers, prices ranged from $19,075 (24 Moorland St.) up through the mid five figures, with 239 Sweet Farm Rd., 877 Simonds Rd., 43 Haley St. and 160 The Knolls still awaiting recorded prices.
