SAVOY -- Fourteen property transfers were recorded in Savoy between Sept. 4 and Oct. 3, but sale prices have posted for fewer than half of them, with a $340,000 sale on Loop Road the largest transaction of the period.

MARKET OVERVIEW

Of the 14 deeds recorded during the period, six carried a sale price so far, ranging from $50,000 to $340,000. The median among those six was $240,925. The remaining eight entries had no price on file as of this report; under normal registry timing, prices typically post within about a week of recording, so some of October's data may still arrive. A raw count of 14 recorded transfers in a town the size of Savoy is a notable amount of registry activity for a single month, though several of those filings are additional deeds or mortgage documents tied to the same addresses rather than separate home sales.

TOP SALES

262 Loop Rd sold for $340,000 on Sept. 23. Erika M. Turgeon and Philip J. Turgeon were the sellers; Greylock Federal Credit Union was the buyer.

133 Center Rd sold for $299,250 on Sept. 21. John M. Williams Jr. and Alicia M. Williams were the sellers; Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC were listed as buyers.

548 Loop Rd sold for $281,000 on Sept. 23. Philip J. Turgeon and Erika M. Turgeon were the sellers; Abbie Lundberg and Anthony M. Gross were the buyers.

665 Main Rd sold for $200,850 on Sept. 11. Tyrone Keels was the seller; Greylock Federal Credit Union was the buyer.

14 Griffin Hill Rd sold for $70,000 on Sept. 25. Mitchell J. Bresett and Susan J. Bresett were the sellers; Adam McCusker was the buyer.

NEIGHBORHOOD BREAKDOWN

Loop Road saw the most recorded activity on a single street: four filings covering 262 Loop Rd (two separate documents), 548 Loop Rd and 167 Loop Rd, including the period's top sale. Main Road also had four filings, covering 1301 Main Rd and three separate documents tied to 665 Main Rd. Center Road had two filings, at 103 and 133 Center Rd, both with recorded prices. Griffin Hill Road, Harrington Road and Barnard Road each had a single filing. By price tier among the six sales with posted prices, one sold under $100,000 (103 Center Rd at $50,000 and 14 Griffin Hill Rd at $70,000), one fell in the $100,000-$250,000 range (665 Main Rd at $200,850), and three sold above $250,000 (548 Loop Rd, 133 Center Rd and 262 Loop Rd).

MARKET NOTES

Greylock Federal Credit Union was named as buyer in three separate transactions this period: 262 Loop Rd, 103 Center Rd and 665 Main Rd. Mortgage-related entities also appeared as buyers elsewhere in the data, including Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC at 133 Center Rd, and Guild Mortgage Co LLC at 167 Loop Rd, indicating some of the recorded filings are mortgage transactions rather than conventional owner-to-owner sales. One filing, at 44 Harrington Rd, listed Chad J. Wagenknecht and Carolyn A. Wagenknecht as sellers and Chad J. Wagenknecht as buyer, a transfer within the same family name; no price was listed and no motivation can be determined from the deed record. Several addresses, including 262 Loop Rd and 665 Main Rd, had more than one document recorded on the same day, which is typical when a property sale is accompanied by a related filing such as a discharge or prior deed in the chain of title. No bedroom, bathroom or square-footage data is available from deed records, and the dataset does not specify property type, so no price-per-square-foot or single-family-versus-condo comparison can be made this period.
