Lenox Sale Prices Split Between $140,000 and Over $800,000 in September

LENOX -- Of the 15 property deeds recorded in Lenox between Sept. 4 and Oct. 3, only three carried a sale price so far, and those three ranged from $140,000 to $833,000. The other 12 transactions have no price yet on file with the Middle Berkshire Registry of Deeds.

MARKET OVERVIEW Fifteen deeds were recorded in Lenox during the period. Three carry recorded sale prices: $140,000, $810,000 and $833,000, giving a median of $810,000 among those three. Twelve of the 15 recorded transactions, or 80%, have no price yet in the registry data; that figure typically appears within about a week of recording and is not evidence that a price was withheld. Because the large majority of this period's deeds are still missing price data, the raw count of 15 does not by itself indicate whether the period was active or quiet.

TOP SALES 130 East Dugway Road sold for $833,000 on Sept. 8, the highest recorded price of the period. The sellers were Anthony Contardo Jr. and Cynthia Helen Contardo; the buyer is listed as Bank NA.

5 Stoneledge Road sold for $810,000 on Sept. 8. The seller was Mira Irons, trustee of the Mira Irons Revocable Trust; the buyers listed are Mortgage Electronic Registration Systems Inc. and Rockland Trust Co.

18 Westminster Road sold for $140,000 on Sept. 9. The sellers were David C. Shanahan and Ellen C. Shanahan; the buyers were Thomas R. Czelusniak and Kristin L. Czelusniak.

NEIGHBORHOOD BREAKDOWN Walker Street had two recorded transfers on Sept. 4: 305 Walker St., with seller Sheryl A. Maihle, trustee of the Sheryl A. Maihle Revocable Trust, and 81 Walker St. Unit 3, with seller Harvey Siegel, trustee of the HS Revocable Trust. Neither has a recorded price yet.

Kemble Street had two related entries recorded Sept. 9 under the same deed book and page (Bk. 1331, Pg. 1005), covering 19 and 21 Kemble St., with sellers Leon M. Bourquard and Pamela J. Hayden. No price is recorded yet.

Main Street had two mortgage-related entries at 135 Main St. recorded Sept. 8, involving Granite State Economic Development Corp. and Main St Lenox LLC, with the Small Business Administration listed as buyer on one. No price is recorded.

Among the three sales with recorded prices, one falls under $500,000 (Westminster Road at $140,000) and two fall in the $800,000s (Stoneledge Road and East Dugway Road).

MARKET NOTES Trust and estate transfers appear in several records this period: the Mira Irons Revocable Trust, the Sheryl A. Maihle Revocable Trust, the HS Revocable Trust, and a transfer naming Renee Gross and Patricia Kalik as trustees.
