Lee's Lone Recorded Sale Price Holds Steady at $335,000 in September

LEE -- Eight property transfers were recorded in Lee's registry of deeds between Aug. 28 and Sept. 26, but a sale price had posted for only one of them by the time this report was compiled, limiting what can be said about where the local market stands this month.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded eight transfers involving Lee properties during the period. Only one, the Aug. 31 sale of 55 Paul Dr., carried a recorded price: $335,000. Sale prices typically appear in registry data within about a week of a deed being recorded, so prices for the other seven transfers may still surface in the coming weeks. With just one price on record, that $335,000 figure serves as the period's low, high and median. Eight recorded transfers is a moderate count for a single month in a small town, but with price data missing for seven of them, the period's overall market strength cannot be assessed from this dataset alone.

TOP SALES 55 Paul Dr. sold for $335,000 on Aug. 31. The deed lists Sarah Nguyen and Hoang Kim Nguyen as sellers and Mortgage Electronic Registration Systems Inc. and Morgan Stanley Private Bank N.A. as buyers. No other transfer recorded during the period carries a price yet, so no further ranking is possible this month.

NEIGHBORHOOD BREAKDOWN Golden Hill Road saw two transfers: 485 Golden Hill Rd., sold Sept. 4 with David A. Duquette as seller, and 25 Golden Hill Rd., sold Sept. 3 with Brian S. Noel and Benjamin Noel as sellers. Prices for both remain unavailable.

555 Marble St. generated two recorded documents dated Sept. 4. One lists sellers Michael Jones and Robert Jones with the town of Lee as buyer. A second, a deed recorded in Book 4763, Page 314, lists sellers Richard Edmond Jones and Richard E. Jones. Neither carries a price yet.

The remaining transfers, at 15 Tamarack Ave., 15 Joseph Ave. and one address recorded without a street number, are each on separate streets with no shared pattern. By price tier, the only recorded figure so far falls under $500,000; the other seven transfers remain unclassified pending price data.

MARKET NOTES The Aug. 28 transfer at 15 Joseph Ave. moved the property from Charles R. Nagelschmidt II and Denise R. Nagelschmidt to Charles R. Nagelschmidt II and Denise R. Nagelschmidt as trustees, a within-family trust transfer. The Sept. 4 transfer at 555 Marble St. listed the town of Lee as buyer, a municipal transaction. The Sept. 1 transfer at 15 Tamarack Ave. listed Lee Bank as seller and Richard T. Miskinis and Laura L. Miskinis as buyers. With seven of eight transfers still awaiting recorded prices, no price-per-square-foot comparisons or property-type breakdown are possible from this period's data.
