LEE -- Fifteen property transfers were recorded in Lee's portion of the Middle Berkshire Registry of Deeds between Sept. 25 and Oct. 24, with recorded sale prices ranging from $20,000 to $360,000 among the seven transactions for which pricing data was available.

MARKET OVERVIEW Of the 15 recorded transfers, seven carried a sale price in the registry data at the time of this report; the remaining eight showed "price not yet available," which typically reflects a lag of about a week before pricing data reaches the registry rather than any withholding of information. Among the seven priced sales, prices ranged from $20,000 to $360,000, with a median sale price of $99,051. Based on raw count alone, 15 recorded transfers in a single month is a notable volume of activity in Lee. However, the mix of individual sales, bank-related transfers and family trust transfers in this dataset makes it difficult to characterize the period as uniformly busy or quiet using sales count alone.

TOP SALES The highest-priced recorded sale was 140 Orchard St., which sold for $360,000 on Oct. 1. Seller Cristina Renee Markham sold the property to Samuel H. Harding and Michaela C. Harding. At 855 Fairview St., Fairview LLC sold the property for $175,000 on Sept. 25 to Paul H. Face and Dawn R. Face, both listed as trustees. 46 Pease Ter. sold for $130,000 on Sept. 25; David A. Duquette sold the property to Mia E. Azcue. 187 W Park St. sold for $99,051 on Sept. 28. Kimberly M. Snyder and Kimberly Snyder sold the property to Figure Lending LLC and Dart Collateral Manager LLC. 560 Greylock St. sold for $75,000 on Sept. 28; Joshua P. Cohen sold the property to Lee Bank.

NEIGHBORHOOD BREAKDOWN Two recorded transfers involved Fairview Street properties: 855 Fairview St., which sold for $175,000, and 135 Fairview St., a transfer tied to a recorded mortgage discharge for which no price has been recorded. Two recorded transfers also involved 170 George St.: one from Gerald J. Cahalan Jr. to Lee Bank for $60,000 on Sept. 25, and a separate deed recorded the same day transferring the property from Mary Anne Cahalan to Gerald J. Cahalan Jr., with no price listed, consistent with a transfer within the same family ahead of the sale to Lee Bank. Among the seven sales with recorded prices, four fell under $100,000 ($20,000, $60,000, $75,000, $99,051), two fell between $100,000 and $200,000 ($130,000, $175,000), and one exceeded $200,000 ($360,000).

MARKET NOTES Several of the month's transfers involved banks or lending institutions as either grantor or grantee, including transfers to or from Greylock Federal Credit Union, Lee Bank, Morgan Stanley Bank N.A., and Bank Trust N.A. as trustee for Lancaster Avenue Funding Trust. Multiple entries referenced mortgage discharges or assignments tied to specific recorded mortgage book and page numbers, including properties on Cone Avenue, Fairview Street, West Road and Stockbridge Road, indicating these recordings may reflect mortgage-related filings rather than conventional arm's-length property sales. Two transfers from SHE Family RE LLC and Charlie Trust, one on West Road and one without a listed street address, both show no recorded price and involve financial institutions as buyers. No bed, bath or square footage data was available for any of the 15 recorded transfers, and no single-family versus condominium distinction could be determined from the available data.
