LEE -- The Middle Berkshire Registry of Deeds recorded 12 property transfers in Lee between Sept. 4 and Oct. 3, but only four carried a sale price by the time records were compiled, ranging from $20,000 to $400,000.

MARKET OVERVIEW

Twelve deeds were recorded in Lee during the period. Four of them show a sale price so far, ranging from $20,000 to $400,000, with a median of $224,153 among those four. The remaining eight show price not yet available, which is typical for this point in the recording cycle; sale prices for recent filings generally appear in registry data within about a week. With only a third of the period's deeds showing a price, the dataset offers limited visibility into where the broader Lee market stands this month.

TOP SALES

125 Paul Dr. recorded the period's highest price, $400,000, in a deed recorded Sept. 8 from sellers George J. Kastrinakis and Sheila A. Kastrinakis to buyer Adams Community Bank. A separate mortgage-related document for the same address, also recorded Sept. 8, lists Adams Community Bank and the Kastrinakis family as parties but carries no price.

555 Marble St. sold for $315,000 in a deed recorded Sept. 4, with sellers Michael R. Jones and Robert T. Jones and buyer Edward D. Shaw. A second recording for the same address, dated Sept. 4, lists Richard Edmond Jones and Richard E. Jones as sellers but shows no price.

1579 Pleasant St. recorded a price of $133,306 on Sept. 9, with seller Abigail Noble and buyers Griffin Funding Inc. and Dart Collateral Manager LLC.

75 Summer St. recorded the period's lowest price, $20,000, on Sept. 11, with seller Beryl A. Jolly and buyer Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN

Four streets had two deed recordings apiece this period: Paul Drive, Marble Street, Fairview Street and Golden Hill Road. In each case, one recording was a standard property transfer and the other was a mortgage-related or companion document tied to the same address, a common pairing when a mortgage is recorded alongside a deed. Among the four priced sales, two fall under $500,000 (75 Summer St. and 1579 Pleasant St.) and two are at or above $300,000 (555 Marble St. and 125 Paul Dr.), leaving no clear price cluster by location.

MARKET NOTES

Several of the period's recordings involved parties other than individual homeowners. Buyers or sellers on four entries were banks, a credit union or mortgage-related entities: Adams Community Bank (125 Paul Dr.), Greylock Federal Credit Union (75 Summer St.), Griffin Funding Inc. and Dart Collateral Manager LLC (1579 Pleasant St.), and Mortgage Electronic Registration Systems Inc. and Cardinal Financial Co. (25 Golden Hill, mortgage document) and JPMorgan Chase Bank (370 Fairview St., mortgage document). None of those four priced sales carry independent confirmation of bed, bath or square-footage data, which was not available from deed records for this period.

Two recordings reflect transfers within the same family rather than a change in ownership to a new party. At 108 Franklin St., Peter J. DiGrigoli and Patricia A. DiGrigoli transferred the property to themselves as trustees. At 125 Fairview St., Denise M. Scheurer and Roger G. Scheurer, as trustees, were listed as sellers with no new buyer named in the available data. Neither entry carries a sale price.

One entry, recorded Sept. 14, lists Holiday Inn Club Vacations Inc. and Burthonley Glemaud as sellers with no specific street address or buyer price available, and two entries, at 485 Golden Hill Rd. and in the Sept. 4 Marble Street filing, list only a seller with no buyer or price recorded.
