Just Three of 14 Sheffield Home Sales Disclose Prices in June-July

SHEFFIELD -- Fourteen deeds were recorded in Sheffield between June 19 and July 18, but only three carried a disclosed sale price, ranging from $25,000 to $321,274. Five of the transfers listed a bank or credit union as the seller.

MARKET OVERVIEW

The Southern Berkshire Registry of Deeds recorded 14 property transfers in Sheffield over the four-week period. Of those, three disclosed a sale price: $25,000, $200,000 and $321,274, producing a median of $200,000 among the disclosed sales. The other 11 transfers, or 79% of the total, listed no consideration amount. Fourteen recorded deeds in four weeks is a moderate volume of activity for the town going by raw count alone, though the absence of price data on more than three-quarters of transfers limits any assessment of overall market value trends for the period.

TOP SALES

The highest disclosed sale was 1193 Rannapo Road, which transferred for $321,274 on July 1. Matthew C. Cartier was the seller; Michael and Deborah Cartier were the buyers. The second-highest disclosed sale was 704 Hewins Street, which sold for $200,000 on July 2. Gary Osborne and William Grella were listed as sellers, with Citizens Bank NA as buyer. The third disclosed sale, at 235 East Stahl Road, recorded a price of $25,000 on June 25, with Julia M. Heenan as seller; no buyer was listed in the deed data. Bed, bath and square footage figures were not available for any property in this dataset.

NEIGHBORHOOD BREAKDOWN

Two streets saw more than one recorded transfer during the period. Shunpike Road had two deeds recorded July 2, at 481 Shunpike Road and 0 Shunpike Road, both with Patricia and Nicholas Yardley as sellers; neither disclosed a price. East Main Street also had two deeds recorded the same day, June 22, at 153 E Main Street and 153 East Main Street, with different sellers listed -- Michael Farrell and Colin Whitaker, respectively -- and no price disclosed for either. The remaining 10 properties were single transactions spread across Barnum, Clayton, Bow Wow, Rote Hill, Valley View, Wells Land, Water Farm and Rannapo roads, with no other street recording more than one sale in the period.

MARKET NOTES

A financial institution was the seller in five of the 14 transactions: Greylock Federal Credit Union sold 941 Clayton Road and 42 Valley View Road; NBT Bank NA sold 340 Bow Wow Road and 134 Wells Land Road; and Lee Bank sold 95 Water Farm Road. That accounts for more than a third of the period's recorded transfers. In a sixth transaction, at 704 Hewins Street, Citizens Bank NA appeared as the buyer rather than the seller. One transfer, at 856 Barnum Street, moved the property from the Harold M. Schwartz Revocable Trust to an entity listed as Schwartz HM T -- a same-family trust transfer. The deed data does not indicate property type (single-family, condominium or multi-family) for any of the 14 transactions, and no square footage or bedroom/bathroom counts were available, which limits further analysis of pricing patterns.
