GREAT BARRINGTON -- Nine property deeds were recorded in Great Barrington from July 3 to Aug. 1, but only four listed a sale price, ranging from $32,099 to $650,000. A single-family property on Beacon Hill sold for $650,000, the highest disclosed price of the period, while the other five recorded transactions -- several involving banks and mortgage companies -- carried no disclosed consideration amount.

MARKET OVERVIEW Of the nine deeds recorded during the four-week period, four disclosed a sale price. Those prices ranged from $32,099 to $650,000, with a median of $182,500. The remaining five transactions did not include a recorded sale price, consistent with transfers involving banks, mortgage servicers, a utility company and a municipal trust fund, where consideration amounts are often not disclosed in deed records. With fewer than half of the period's transactions carrying a disclosed price, the raw count of nine deeds does not by itself indicate whether the pace of sales was faster or slower than usual.

TOP SALES The highest-priced sale was 6 Beacon Hill, which sold for $650,000 on July 8. The sellers were listed as Celeste M. Martin and Sarah E. Martin; the buyers were Jed Wexler and Thea Anderson.

245 Long Pond Rd. sold for $325,000 on July 6. The sellers were Mary F. Courtney and Deborah Dodge; the buyer was Don Hadders Ltd.

13 Prosperity Way, a unit in the Prosperity Way Community Condominium, sold for $40,000 on July 7. The sellers were the Prosperity Way Community Condominium association and Juan Cabrera Santamaria; the buyers were Adams Community Bank and the Federal Home Loan Bank of Boston.

17 Prosperity Way, also part of the Prosperity Way Community Condominium, sold for $32,099 on July 7. The sellers were the Prosperity Way Community Condominium association and Christine E. Smith; the buyers were Adams Community Bank and the Federal Home Loan Bank of Boston.

NEIGHBORHOOD BREAKDOWN Two of the nine recorded transactions were on Prosperity Way -- 13 and 17 Prosperity Way, both condominium units transferred to Adams Community Bank and the Federal Home Loan Bank of Boston for prices under $40,000. No other street had more than one recorded transaction in this period.

By price tier among the four disclosed sales: one transaction exceeded $500,000 (6 Beacon Hill, $650,000); one fell between $100,000 and $500,000 (245 Long Pond Rd., $325,000); and two fell under $100,000 (13 and 17 Prosperity Way, $40,000 and $32,099). The remaining five transactions -- at 546 Main St., 317 North Plain Rd., 35 Fairview Ter., 15 Dresser Ave. and an unspecified Great Barrington address -- had no disclosed price.

MARKET NOTES Five of the nine recorded transactions involved a bank or mortgage company as either buyer or seller: Onity Mortgage Corp. and PHH Mortgage Corp. transferred 317 North Plain Rd. to Karin J. Passmore; Mortgage Electronic Registration Systems Inc. and JPMorgan Chase Bank N.A. took ownership of 35 Fairview Ter. from Alan J. Anderson and Jessica L. Dezieck; NBT Bank N.A. sold 15 Dresser Ave. to Carla Brown Collins and Ruairi Donaghy Collins; and Adams Community Bank and the Federal Home Loan Bank of Boston acquired both Prosperity Way condominium units. None of these five carried a disclosed sale price.

At least two of the nine transactions were condominium units (13 and 17 Prosperity Way); property type was not otherwise specified in the deed data for the remaining addresses. One transaction, at 546 Main St., listed Massachusetts Electric Co. as buyer with no seller named. A separate record, with no street address given, listed the Great Barrington Affordable Housing Trust Fund as seller with no buyer, price or address disclosed.
