Hinsdale sale prices span $21,499 to $630,000 in latest deed filings

HINSDALE -- Fourteen property transfers were recorded in Hinsdale over the past month, with sale prices ranging from $21,499 to $630,000 among the six transactions carrying a price so far, according to Middle Berkshire Registry of Deeds records.

MARKET OVERVIEW Of the 14 deeds recorded between Aug. 28 and Sept. 26, six carry a sale price, ranging from $21,499 to $630,000, with a median of $267,500. The remaining eight transfers show price not yet available, a status that typically resolves within about a week of recording. On raw count alone, 14 recorded transfers in four weeks is a notable volume for a town the size of Hinsdale, though the mix includes several family, trust and lender-related transfers rather than only open-market sales between unrelated buyers and sellers.

TOP SALES The highest-priced transaction was 720 Robinson Rd, which sold for $630,000 on Sept. 15. The seller was listed as Nicholas E. Disantis and Lindsay D. Disantis; the buyer was Citizens Bank NA.

221 Ashmere Rd sold for $386,000 on Aug. 28. The seller was Dena S. Kleinman; the buyers were Todd A. Drummey and Terri L. Drummey, as trustees.

103 Holmes Rd sold for $310,000 on Aug. 31. The seller was Kevin Stacey; the buyer was Centreville Bank.

A property recorded only as Hinsdale, MA, with no street address given in the deed, sold for $225,000 on Sept. 25. The seller was Warren J. Wetherell; the buyer was Greylock Federal Credit Union.

145 George Schnopp Rd sold for $50,000 on Sept. 22. The seller was Linda Anne Adriance; the buyer was Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN Ashmere Road saw the most activity of any street, with deeds recorded at 221 Ashmere Rd (two filings, Aug. 28) and 274 Ashmere Rd (Sept. 8). White Birch Lane also had two transfers, at 64 White Birch Lane (Sept. 15) and 92 White Birch Lane (Sept. 10). Curtis Street recorded two deeds tied to 90 Curtis St: one with a $21,499 price and one with price not yet available. By price tier among the six sales with a recorded amount: two fell under $100,000 ($21,499 and $50,000), three fell between $100,000 and $500,000 ($225,000, $310,000 and $386,000), and one topped $500,000 ($630,000).

MARKET NOTES Five of the six transactions with a recorded price list a bank, credit union or lending entity as the buyer: Greylock Federal Credit Union appears twice, along with Citizens Bank NA, Centreville Bank, and Figure Lending LLC/Dart Collateral Manager LLC. The $386,000 sale of 221 Ashmere Rd was the only recorded-price transaction in the period with individual buyers. Several transfers without a recorded price involve a seller and buyer sharing a surname, including at 40 Bingham St (Frissell), 35 Shore Dr (Breitmaier), 64 White Birch Lane (Levitt) and 92 White Birch Lane (Hay), or list a trust as buyer, including 274 Ashmere Rd (Digrigoli) and the two White Birch Lane transfers.
