Hinsdale Sale Prices Range From $21,499 to $630,000 This Period

HINSDALE -- Twelve property transfers were recorded in Hinsdale over the four weeks ending Oct. 3, but sale prices had posted for only four of them as of this report, according to Middle Berkshire Registry of Deeds data.

MARKET OVERVIEW Of the 12 deeds recorded between Sept. 4 and Oct. 3, four carried a listed consideration amount, ranging from $21,499 to $630,000. The median among those four priced sales was $137,500. The remaining eight show "price not yet available," which typically means the figure has not yet reached the registry's data, not that a price was withheld. A dozen recorded transfers over four weeks is a reasonable volume of deed activity for a small town, but because several of the filings are mortgages, trust transfers or deeds involving banks rather than open-market home sales, the raw count alone does not indicate whether buyer or seller conditions favor either side this period.

TOP SALES 720 Robinson Road sold for $630,000, the month's highest recorded price, recorded Sept. 15. The sellers were Nicholas E. and Lindsay D. DiSantis; the buyer was Citizens Bank N.A. A Hinsdale property sold for $225,000 on Sept. 25. The seller was Warren J. Wetherell; the buyer was Greylock Federal Credit Union. No street address was listed for this deed in the recorded data. 145 George Schnopp Road sold for $50,000 on Sept. 22. The seller was Linda Anne Adriance; the buyer was Greylock Federal Credit Union. 90 Curtis Street sold for $21,499 on Sept. 23. The seller was Edmond J. Supple Jr.; the buyers were Figure Lending LLC and Dart Collateral Manager LLC.

NEIGHBORHOOD BREAKDOWN Several streets had more than one recorded filing this period. Curtis Street had two, both at 90 Curtis St., recorded Sept. 17 and Sept. 23. Bingham Street had two, both at 40 Bingham St., recorded Sept. 25 and Sept. 28. White Birch Lane had two, at 64 and 92 White Birch Lane, both recorded Sept. 15. Ashmere Road had two, at 221 and 274 Ashmere Road, recorded Sept. 25 and Sept. 8. Among the four sales with recorded prices, two fell under $100,000 (90 Curtis St. and 145 George Schnopp Road), one fell between $100,000 and $500,000 (the unaddressed $225,000 sale), and one topped $500,000 (720 Robinson Road).

MARKET NOTES Several of the period's filings were not open-market transactions between unrelated parties. Four deeds moved property within the same family or into a trust: 35 Shore Drive (Gunter P. and Louise M. Breitmaier to Brian Breitmaier and Gunter P. Breitmaier), 64 White Birch Lane (Kenneth Levitt to Kenneth Levitt as trustee of the Kenneth Levitt Revocable Trust), 92 White Birch Lane (Thomas Hay to Thomas Charles Hay as trustee of the Thomas Charles Hay Revocable Living Trust), and 274 Ashmere Road (Peter J. and Patricia A. DiGrigoli to themselves as trustees). None of these four listed a sale price in the recorded data.

Banks or lending entities appeared as grantee on several filings: Greylock Federal Credit Union on two, Citizens Bank N.A. on one, and Figure Lending LLC together with Dart Collateral Manager LLC on one. Pittsfield Cooperative Bank appeared as grantor on a mortgage-related filing at 40 Bingham Street.
