HINSDALE -- Four of 14 deeds recorded for Hinsdale property between June 12 and July 11, 2026, carried disclosed sale prices, all falling below $100,000, as institutional lenders figured as a named party in more than half the period's recorded transfers.
MARKET OVERVIEW Of the 14 deeds recorded at the Middle Berkshire Registry of Deeds during the period, only four included a disclosed consideration amount. Those four ranged from $35,000 to $100,000, with a median sale price of $82,500. The remaining 10 transfers carried no stated consideration — a pattern consistent with deed rolls heavily weighted toward institutional, trust, or intra-party conveyances. With so few arm's-length transactions and so many non-disclosed transfers, the disclosed figures represent a narrow slice of the period's total activity and should not be read as a reliable indicator of prevailing Hinsdale market values.
TOP SALES Two transfers tied for the period's highest disclosed price at $100,000 each.
At 369 Old Windsor Road, Scott A. Foster and Dawn E. Foster conveyed to Navy Federal Credit Union on July 9 for $100,000. At 220 Pittsfield Road, Heather Brown and Heather M. Martell conveyed to Greylock Federal Credit Union on July 3, also at $100,000. In both cases, an institutional lender rather than an individual buyer was the grantee.
A parcel sold July 6 by Noah August Suddaby and Tara Suddaby to Bailey Groves for $65,000 is recorded without a street address in the deed instrument; the sale is included in the period totals but cannot be mapped to a specific location from the available data.
At 352 Ashmere Road, Michael J. Ferin conveyed the property to Greylock Federal Credit Union on June 12 for $35,000, the lowest disclosed price of the period. Thirteen days later, on June 25, Greylock Federal Credit Union conveyed the same property back to Ferin for no disclosed consideration — the only property to change hands twice within the recording period.
NEIGHBORHOOD BREAKDOWN The Ashmere corridor accounted for the most concentrated activity, with four entries: 352 Ashmere Road recorded twice, 365 Ashmere Drive, and 95 Pine Cone Lane Unit 37 at the Ashmere Landings condominium complex.
Greylock Federal Credit Union sold properties at 67 Old Dalton Road and 35 Rose Drive — both on June 12, both for no disclosed consideration — and separately conveyed 352 Ashmere Road to Ferin on June 25.
Remaining streets each appeared once in the deed roll: Creamery Road, Buttermilk Road, East Washington Road, Adams Road, Old Windsor Road, Pittsfield Road, and Shore Drive.
MARKET NOTES Institutional lenders appeared as a named party — grantor or grantee — in at least eight of the 14 recorded deeds. Greylock Federal Credit Union alone accounted for five entries: grantee in two transactions (352 Ashmere Road, June 12; 220 Pittsfield Road, July 3) and grantor in three (67 Old Dalton Road, 35 Rose Drive, and 352 Ashmere Road). Citizens Bank NA was the grantor at 180 Creamery Road, Fifth Third Bank NA at 143 Buttermilk Road, and Navy Federal Credit Union was the grantee at 369 Old Windsor Road.
Two transfers appear to reflect estate planning or ownership restructuring rather than conventional sales. At 365 Ashmere Drive, Richard M. Brown and Bonnie S.
