Highest sale hits $436,000 as most North Adams deeds await recorded prices

NORTH ADAMS -- Fourteen property deeds were recorded in North Adams between Sept. 25 and Oct. 24, but only six carried a sale price in the registry's current data, with the top transaction, a transfer on Notch Road, reaching $436,000.

MARKET OVERVIEW Of the 14 deeds recorded during the period, six list a sale price, ranging from $25,000 to $436,000. The median price among those six is $105,403. The remaining eight entries show "price not yet available," which is typical for recent filings and does not indicate the parties withheld the figure. Based on raw deed count alone, 14 recordings represents a moderate volume of activity for the city in a single month.

TOP SALES The highest-priced transaction was 462 Notch Rd., which sold for $436,000 on Sept. 25; sellers Megan and Troy Peery transferred the property to Greylock Federal Credit Union. A related document for the same address, referencing Deed Book 1891, Page 684, was also recorded the same day with no listed buyer or price. 342 Eagle St. sold for $160,550 on Sept. 25; the sellers were Karen A. Cook and Thomas F. Cook. No buyer was listed in the deed record. 458 W. Main St. sold for $129,728 on Sept. 28. Seller Brian Sayers transferred the property to Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. 75 Bradley St. sold for $81,079 on Sept. 25. Seller Suzanne M. Patenaude transferred the property to Robert J. Patenaude. A related filing for the same street address, referencing Deed Book 1683, Page 318, lists sellers Suzanne M. Patenaude and Bruce R. Patenaude with no buyer or price recorded. An unaddressed parcel sold for $45,000 on Sept. 25. Seller Paige A. Keenan transferred the property to Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN No single street accounted for multiple distinct sales, though three addresses, 335 State St., 75 Bradley St. and 462 Notch Rd., each appear twice in the recorded data, with a second filing referencing a related deed or mortgage book entry alongside the primary transfer.
