Hancock's Priciest September Sale Hits $368,000 on Brodie Mountain Road

HANCOCK -- Seven property deeds were recorded in Hancock between Sept. 4 and Oct. 3, but only two carried a sale price by the registry's filing deadline, with the rest expected to post in the days ahead.

MARKET OVERVIEW Seven deeds were recorded in Hancock during the period. Of those, two carried a recorded sale price, ranging from $45,000 to $368,000, with a median of $206,500. Because five of the seven transfers have no price on file yet, that range and median reflect only the two priced sales so far and are likely to shift as more considerations post to the registry. By raw transfer count, seven recorded deeds represents a moderate level of activity for the town over a one-month span.

TOP SALES 420 Brodie Mountain Road sold for $368,000, the highest recorded price in the period. Dylan Grimes and Ashley Grimes were the sellers; Mortgage Electronic Registration Systems Inc. and Guild Mortgage Co. LLC were listed as grantees. Recorded Sept. 4.

162 Bailey Road sold for $45,000. Donna M. Housand and Leon Housand were the sellers; Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. were listed as grantees. Recorded Sept. 11.

The remaining five transfers in the period, at 276 Brodie Mountain Road, 825 Thatcher Building, two deeds tied to 355 Lebanon Mountain Road, and one Hancock parcel without a listed street address, have no price available yet.

NEIGHBORHOOD BREAKDOWN Brodie Mountain Road had two recorded transfers: 276 Brodie Mountain Road, from Alice M. Burton to Vacation Village in the Berkshires Owners Association Inc. on Sept. 11, and 420 Brodie Mountain Road, the $368,000 sale recorded Sept. 4. Lebanon Mountain Road also had two recorded deeds, both at 355 Lebanon Mountain Road and both dated Sept. 4: one transferring the property from William B. Goodrich and Trina M. Goodrich to the Trina M. Goodrich Revocable Trust, and a second deed (Book 1929, Page 150) moving the property between Trina M. Goodrich as trustee and William B. Goodrich as trustee. The remaining transfers, at 162 Bailey Road, 825 Thatcher Building and one unaddressed Hancock parcel, stood alone on their respective streets. Among the two sales with a recorded price, one fell under $100,000 and one fell in the $300,000-to-$400,000 range.

MARKET NOTES Vacation Village in the Berkshires Owners Association Inc. was the listed buyer in two of the seven transfers, at 276 Brodie Mountain Road and an unaddressed Hancock parcel, both recorded within the same week. Two of the seven transfers, both dated Sept. 4 at 355 Lebanon Mountain Road, moved the property into and within a family trust rather than to a new owner. No bedroom, bathroom or square-footage data was available for any property in this period.
