Great Barrington's Priced Sales Span $100,000 to $1.7 Million in September

GREAT BARRINGTON -- The Southern Berkshire Registry of Deeds recorded 15 property transfers in Great Barrington between Sept. 11 and Oct. 10, but only three carried a sale price so far, led by a $1.7 million transaction on Alcott Road. The remaining 12 deeds are still awaiting price data, which typically appears in registry records within about a week of recording.

MARKET OVERVIEW

Fifteen sales were recorded during the period. Among the three with a price on file, figures ranged from $100,000 to $1.7 million, with a median sale price of $215,000. The volume of 15 recorded transfers suggests an active month for deed activity in town, though with 12 of 15 sales still lacking price data, the full picture of market values for the period is incomplete.

TOP SALES

300 Alcott Road sold for $1.7 million, the highest recorded price of the period. The sellers were Victoria Ehrich and Nathanael Ehrich, and the buyer was JPMorgan Chase Bank NA.

82 Railroad Street sold for $215,000. The seller was Elizabeth M LLC, and the buyer was Berkshire Real Estate Connections LLC.

279 North Plain Road sold for $100,000. The sellers were Martin Weinstein and Ruth Weinstein; no buyer was listed in the deed record.

The remaining 12 transfers recorded during the period do not yet have a sale price available.

NEIGHBORHOOD BREAKDOWN

North Plain Road saw three separate transfers during the period, at 386, 279 and 105 North Plain Road. Only the sale at 279 North Plain Road has a recorded price, $100,000; the other two are still pending.

Stockbridge Road also saw two transfers: 600 Stockbridge Road, where the Berkshire Hills Regional School District transferred the property to Massachusetts Electric Co. and Verizon New England Inc., and 686 Stockbridge Road, where Lee Bank transferred the property to Judith L. Mareb and Dennis L. Mareb. Neither has a recorded price yet.

34 Fairview Terrace appears twice in the registry's records for the period, once listed as "Fairview TR" with sellers Grace Deffer and Scott Deffer, and once as "Fairview TER" with sellers Chaice Aitchison and Holly Scarfone, both recorded Sept. 15. No buyers or prices are listed for either entry.

By price tier, two of the three priced sales fell under $500,000 (the $100,000 and $215,000 transactions) and one exceeded $1 million (the $1.7 million Alcott Road sale). No sales were recorded in the $500,000-to-$1 million range among the priced transactions.

Mortgage-related entities appear as a party in several of the period's deeds: Lee Bank (two transfers), Mortgage Electronic Registration Systems Inc. (three transfers, including one with Amerisave Mortgage Corp. and one with Village Mortgage Co.), and JPMorgan Chase Bank NA as the buyer in the Alcott Road sale. One transfer, at 9 Lovers Lane, moved the property from James C. Santos and Linda R. Santos to James C. Santos and Linda D. Santos as trustees, a transfer within the same family. Bed, bath and square-footage data were not available from the deed records for any of the 15 sales.
