Great Barrington Home Sales Span $100,000 to $750,000 as August Prices Vary Widely

GREAT BARRINGTON -- The Southern Berkshire Registry of Deeds recorded 12 property transfers in Great Barrington between Aug. 21 and Sept. 19, with prices ranging from $100,000 to $750,000 and a median of $175,000 among the eight sales with recorded prices so far.

MARKET OVERVIEW

Twelve deeds were recorded in the period, all dated Aug. 21. Of those, eight carry a recorded sale price, ranging from $100,000 to $750,000, with a median of $175,000. The remaining four transfers have no price yet in the registry's data; that typically appears within about a week of recording, so those figures were not yet available at the time of this report. With prices still pending on a third of the period's transactions, the full scope of the month's market will not be clear until those numbers post.

TOP SALES

The period's highest-priced transaction was 506 Stockbridge Road, which sold for $750,000; the seller was Briarbear LLC. The second-highest was 494 South Main Street at $640,000, sold by Cafua Realty Trust V LLC to Eastern Bank. Third was 54 Division Street at $292,000, sold by Danielle Brown and Michael J. Scherer to Citizens Bank NA. Fourth was 95 Lewis Avenue at $200,000, sold by Steven Didier to Adams Community Bank. Rounding out the top five was a Great Barrington property that sold for $150,000, transferred by David Dempsey to Berkshire Cabin LLC.

NEIGHBORHOOD BREAKDOWN

Two streets saw more than one recorded transfer. Division Street had two: 54 Division Street sold for $292,000, and 276 Division Street's price is not yet available. Main Street also had two, both involving the same seller, Cafua Realty Trust V LLC: 494 South Main Street sold for $640,000, while 494 Main Street's price is not yet available.

By price tier among the eight recorded sales: two topped $500,000 (506 Stockbridge Road at $750,000 and 494 South Main Street at $640,000); two fell between $200,000 and $500,000 (54 Division Street at $292,000 and 95 Lewis Avenue at $200,000); and four were under $200,000 (a Great Barrington property at $150,000, 95 Brush Hill Road at $130,000, 57 Castle Street at $120,000, and 25 Hart Street at $100,000). The four transfers awaiting a recorded price were at 26 Wyantenuck Street, 494 Main Street, 220 North Plain Road and 276 Division Street.

MARKET NOTES

A bank or credit union is listed as the buyer in five of the eight priced transactions: Eastern Bank (494 South Main Street), Citizens Bank NA (54 Division Street), Adams Community Bank (95 Lewis Avenue and 25 Hart Street), and Greylock Federal Credit Union (95 Brush Hill Road). One transfer, at 57 Castle Street, moved from Robert V. Magee Jr. to Susan L. Magee and Laurie A. Magee, all sharing the Magee surname. Bed, bath and square-footage data were not available from the deed records for any of the 12 transfers, so no price-per-square-foot comparisons could be made this period.
