Great Barrington Home Prices Range Widely From $215,000 To $1.8 Million

GREAT BARRINGTON -- Fourteen properties changed hands in Great Barrington in the four weeks ending July 25, but only four of those transactions carried a disclosed sale price, led by a $1.8 million sale on Brainard Avenue.

MARKET OVERVIEW The Southern Berkshire Registry of Deeds recorded 14 property transfers in Great Barrington during the period. Of those, four listed a sale price, ranging from $215,000 to $1,800,000, with a median of $572,000 among the disclosed sales. The remaining 10 transfers, including bank-to-owner transactions, trust transfers and a condominium sale, did not include a consideration amount in the deed record. With only four of 14 sales carrying a disclosed price, the market's overall price level for the period cannot be fully assessed from this data set alone.

TOP SALES 7 Brainard Ave. sold for $1,800,000 on June 26, the period's highest-priced transaction. The sellers were Carter Vanallen Forringer and James Matthew Earl; the buyer was Joan Fitzgerald, trustee of the JFG Trust.

166 Castle Hill Ave. sold for $730,000 on June 30. The sellers were Y. Judd Shoval and Susan W. Shoval, as trustees, and the buyer was Maureen K. Cohen, trustee of the Maureen K. Cohen Trust.

73 Christian Hill Rd. sold for $414,000 on June 29. The seller was Christian Hill LLC; the buyers were CrossCountry Mortgage LLC and Mortgage Electronic Registration Systems Inc.

360 Park St. Unit 4, part of the Beehive Condominium, sold for $215,000 on June 26. The sellers were the Beehive Condominium and Catherine E. Wheeler; the buyers were Kookiet Seesangrit and Phannee Seesangrit.

NEIGHBORHOOD BREAKDOWN West Avenue saw the most recorded activity in the period, with four separate transfers on June 30 tied to two condominium properties. James Mercer, trustee, and the West Avenue Association acquired units at 95 West Ave. (Stonegate Condominium Building C) and a separate parcel identified only as "Building C," neither with a disclosed price. At 119 West Ave. Unit 2, part of the West Avenue Condominium, Gail Grollman transferred the unit to herself as trustee of the Gail Grollman Revocable Trust, with a second recorded entry for the same unit also listing Grollman as seller; no price was disclosed for either.

Park Street and Parker Street each had one recorded transaction at a "Unit 4" address: the $215,000 Beehive Condominium sale on Park Street and an undisclosed-price sale of 360 Parker St. Unit 4, in which Catherine E. Wheeler was the buyer, from a seller listed as Mortgage Electronic Registration Systems Inc.

By price tier among the four disclosed sales, one was under $500,000 (the $215,000 Beehive Condominium unit and the $414,000 Christian Hill Road sale), one fell between $500,000 and $1 million ($730,000 on Castle Hill Avenue), and one exceeded $1 million ($1.8 million on Brainard Avenue).

MARKET NOTES Four of the 14 recorded transfers listed a bank or mortgage servicer as the seller: 265 State Rd. (Mortgage Electronic Registration Systems Inc. and Liberty Home Equity Solutions Inc. to Richard J. Gardella), 360 Parker St. Unit 4 (Mortgage Electronic Registration Systems Inc. to Catherine E. Wheeler), 58 Division St. (Lee Bank to William F. Nolan and Chisako Aiken), and 620 S. Egremont Rd. (Berkshire Bank to Shawn R. Samuels and Cathy L. Samuels). None of these four disclosed a sale price.

At least three transfers involved condominium units — at West Avenue Condominium, Stonegate Condominium and Beehive Condominium — indicating condominiums made up a meaningful share of recorded activity alongside single-family transfers such as those on Brainard Avenue, Castle Hill Avenue and Christian Hill Road.

Two transfers were trust-to-trust or same-family transactions in which the seller and buyer shared a name or immediate trust structure: the Gail Grollman transfer at 119 West Ave. Unit 2, and the Castle Hill Avenue sale, which moved between two trusts. One transfer, at 7 Forrest St., listed the seller as the estate of Thomas J. Flynn Sr. with no buyer recorded in this data set. No square-footage or bedroom/bathroom data was available for any property in this period's records, so no price-per-square-foot comparisons can be made.
