Great Barrington Home Prices Range From $439,200 to $675,000 in June Deeds

GREAT BARRINGTON -- A condominium unit at the Oakwood Inn on Taconic Avenue topped Great Barrington's June deed recordings at $675,000, but with only three of 14 transfers in the period carrying disclosed consideration amounts, the dataset provides a limited window into overall market conditions.

MARKET OVERVIEW

Fourteen deeds were recorded in Great Barrington between June 12 and June 15, 2026, with recording dates clustering tightly in a two-day window. Of those 14 transfers, only three -- 21 percent -- included a stated sale price. Among the disclosed transactions, prices ranged from $439,200 to $675,000, with a median of $500,000. The remaining 11 transfers carry no consideration on record, which is common in deed data and does not indicate the transactions lacked value.

A structurally notable feature of this period's data is the frequency with which financial institutions appear as either grantor or grantee. Banks and mortgage-related entities show up on at least one side of seven separate transactions, a pattern that warrants attention but does not, on its own, signal market distress.

TOP SALES

The highest disclosed price in the period was $675,000, paid by Stephen J. Mack and Elaine C. Mack, each acting as trustee, for Unit 3 at 80 Taconic Ave., identified in the deed as part of the Oakwood Inn Condominiums. The sellers of record were Oakwood Inn Condominiums and Eric T. Shore.

The second-highest disclosed transaction was 238 East St., which recorded at $500,000. The grantee in that sale is Lee Bank, a financial institution rather than an individual buyer. The sellers were Michael R. Bertelli and Stacey L. Bertelli. The deed record does not characterize the nature of the transaction further.

At 7 Lake Buel Rd., the recorded consideration was $439,200. The grantees are Guaranteed Rate Inc. and Mortgage Electronic Registration Systems Inc., entities associated with mortgage origination and securitization. The sellers were Shana Siegel and Mark Siegel.

NEIGHBORHOOD BREAKDOWN

Taconic Avenue accounts for three of the 14 recorded deeds, all at 80 Taconic Ave. and all recorded June 12. Beyond the $675,000 Mack purchase of Unit 3, two additional deed instruments at the same address appear in the dataset without disclosed prices: one with Eric T. Shore and Stacey Stern Shore as grantors, and a second listing Oakwood Inn Condominiums as the standalone grantor. Multiple instruments recording simultaneously at the same address typically reflect the layered paperwork required to convey or clear title on a single transaction.

No other street in the dataset produced more than one deed. Single transactions recorded on East Street, Bridge Street, Railroad Avenue, Park Street North, Burning Tree Road, Lake Buel Road, Old Stockbridge Road, Division Street, Cone Avenue, and Spruce Street show no additional geographic clustering.

One entry in the dataset lists HPC Housatonic LLC as a seller but includes no street address, making the property unidentifiable from the deed record.

MARKET NOTES

With only three disclosed prices, price-per-square-foot comparisons and directional price analysis are not possible for this period. The data does reflect several transaction types distinct from conventional arm's-length sales. Bank grantors appear at 34 Bridge St. (Lee Bank), 87 Railroad Ave. (Bank of Greene County), 324 Park St. North (UBS Bank USA and Mortgage Electronic Registration Systems Inc.), 9 Burning Tree Rd. (Wells Fargo Bank NA), and 461 Old Stockbridge Rd. (Greylock Federal Credit Union). Buyers include trustee-held revocable trusts at Railroad Avenue and Taconic Avenue, and a nominee trust at Park Street North.

At 15 Cone Ave. Unit 15A, the grantor is Michael R. Spratt and the grantees are Michael R. Spratt and Maria L. Spratt -- the same individual appearing on both sides with a second party added on the buyer side, consistent with a title adjustment, though the deed does not specify the reason.

The variety of legal structures -- LLCs, nominee trusts, revocable trusts, institutional grantees -- reflects the normal range of instruments that flow through any active registry in a given month.
