GREAT BARRINGTON -- Twelve property transfers were recorded at the Southern Berkshire Registry of Deeds for Great Barrington during the period ending Oct. 24, but sale prices have posted for only four of them so far. Among the properties with recorded prices, 270 State Road topped the list at $500,000.

MARKET OVERVIEW

Twelve sales were recorded in the period. Of those, four carry a recorded sale price, ranging from $130,000 to $500,000, with a median of $222,500 among the priced sales. The remaining eight transfers show no consideration amount yet, which is common for recently recorded deeds and typically reflects a short lag before the registry posts the figure rather than any withholding by the parties involved. With 12 deeds recorded in a single month, the period shows a fairly active volume of filings, though a full read on pricing trends will depend on the figures that post in the coming weeks.

TOP SALES

270 State Road sold for $500,000 on Sept. 28. The seller was Hevreh of Southern Berkshire Inc. and the buyer was Lee Bank. The 80 Taconic Ave. condominium at Unit 9, Oakwood Inn Condominium, sold for $250,000 on Sept. 25; the sellers were Oakwood Inn Condominium and Kenneth Wishnick, and the buyer was Greylock Federal Credit Union. At 27 Rosseter St., the sale price was $195,000, recorded Sept. 28, with Jamie McCormack as seller and Greylock Federal Credit Union as buyer. At 15 Monument Valley Road, the price was $130,000, recorded Sept. 25; the sellers were Kay C. Giroux and Bruce K. Allen, and the buyer was Ski Cabin LLC.

NEIGHBORHOOD BREAKDOWN

Cottage Street saw three separate deed entries in the period: 211 Cottage St. North, 211 Cottage St., and 0 Cottage St. Lot 4, all recorded Sept. 25. The parties on these filings overlap, with Tom Anselmo and Leslie Goldstein appearing as sellers on two of the three entries and David Marten Miller and Rebecca Holland appearing as both buyers and sellers across the cluster. None of the three Cottage Street transfers has a recorded price yet. Outside that cluster, individual sales were recorded on State Road, Taconic Avenue, Rosseter Street, Monument Valley Road, Kalliste Hill, Haley Road, and Heberts Drive, with no other street showing more than one transaction. By price tier among the four sales with recorded figures: one sale under $200,000 (Rosseter Street at $195,000, and Monument Valley Road at $130,000), one sale in the $200,000-to-$300,000 range (Taconic Avenue at $250,000), and one sale at $500,000 (State Road).

MARKET NOTES

Beds, baths and square footage were not available in the deed records, so no price-per-square-foot comparisons can be made. The dataset includes one condominium sale (80 Taconic Ave., Unit 9) and one limited liability company buyer (Ski Cabin LLC at 15 Monument Valley Road). Several transfers involved financial institutions as either seller or buyer: Adams Community Bank sold 298 Park St.; Berkshire Bank sold a parcel listed only as Great Barrington, MA, to Hevreh of Southern Berkshire Inc.; Mortgage Electronic Registration Systems Inc. and First World Mortgage Corp. were sellers on 48 Kalliste Hill; Operative Bank sold 6 Heberts Drive; and Greylock Federal Credit Union was the buyer on both the Taconic Avenue condominium and the Rosseter Street property. None of these five transactions has a recorded sale price yet. Separately, 7 Haley Road was transferred from Edwin F. Meek III and Elizabeth C. Meek to Edwin F. Meek III and Elizabeth C. Meek as trustees, a within-family trust transfer with no price recorded.
