NORTH ADAMS -- North Adams recorded 10 property deed transfers between Aug. 28 and Sept. 26, but sale prices were available for only three of them, ranging from $13,500 to $220,000, leaving most of the period's transfer activity without a public price tag so far.

MARKET OVERVIEW Ten deed transfers were recorded in North Adams during the period. Of those, three carried a recorded sale price: $220,000, $25,000 and $13,500. The median of those three priced sales is $25,000. The remaining seven transfers show "price not yet available," which reflects a lag in the registry's data rather than any withholding of information, with one exception: a nominal-consideration transfer at 175 Franklin St. that is not a market sale and is excluded from the price range and median. The raw count of 10 recorded deeds is the only measure available for gauging the period's pace, since no prior-period figures are provided for comparison.

TOP SALES The highest-priced transaction was 281 Walnut St., which sold for $220,000 on Sept. 2. Sellers Jesse J. Girard and Julissa A. Girardi transferred the property to buyers Nazmul Azad and Shaika M. Azad. The second-highest was 273 Houghton St., which sold for $25,000 on Aug. 31. Seller Mary O'Connor transferred the property to Adams Community Bank and Federal Home Loan Bank of Boston. The third-highest, and the only other transaction with a recorded price, was 325 Walnut St., which sold for $13,500 on Aug. 28. Seller William A. MacAdoo transferred the property to buyer Michael A. Nelson. No other transfers in the dataset carried a recorded sale price.

NEIGHBORHOOD BREAKDOWN Walnut Street saw two of the period's three priced sales: the $220,000 transaction at 281 Walnut St. and the $13,500 transaction at 325 Walnut St. Houghton Street also had two recorded transfers: the $25,000 sale at 273 Houghton St. and a separate transfer at 237 Houghton St., also from seller Mary O'Connor, for which a price is not yet available and no buyer is listed in the record. All three priced sales in the period fall under $500,000; no transaction in the dataset exceeded that threshold.

MARKET NOTES Deed records for this period include no bed, bath or square-footage figures for any property, so no price-per-square-foot comparisons are possible, and property type (single-family, condominium or multi-family) cannot be determined from the records provided. Several of the unpriced transfers involved mortgage-related entities as grantor or grantee: Mortgage Electronic Registration Systems Inc. and Academy Mortgage Corp. at 45 Woodlawn Ave.; Mortgage Electronic Registration Systems Inc. and Reverse Mortgage Funding LLC on an entry listing only North Adams, with buyers Bruce R. and Suzanne M. Patenaude; and Greylock Federal Credit Union as seller to buyer Stacey M. Houghton at 74 Wells Ave. A separate transfer at 821 Pattison Rd. listed Stephen N. Pagnotta and the Pattison Road Nominee Trust as seller, with no buyer or price recorded. One transfer, at 175 Franklin St., recorded a nominal consideration under $10,000 between sellers Willowood of North Adams and North Adams Commons and buyer Berkshire Gas Co.; this is a nominal-consideration transfer, not a market sale, and carries no price for ranking purposes. Two deeds were recorded the same day, Sept. 2, at 281 Walnut St.: one from sellers Robert Girardi and Mary G. Girardi to buyers Jesse J. Girardi and Julissa A. Veloz, both sharing the Girardi surname, with a price not yet available, followed immediately by the $220,000 sale of the same address to buyers Nazmul and Shaika M. Azad.
